If it were me and I had a decent cache of cash from a home sale/price of living reduction moving from California, I would aim for something in the Walton district. Although you won't get as much for the money, at least your commute won't be god awful. I have friends that live up in Lassiter and driving "into town" has become non-existent for them....the worst thing is just getting to an interstate (either 75 or 400). If you live in the southern part of the Walton district it would be similar to living in Sandy Springs, so you could take some backroads to get to Buckhead.

There are parts of East Cobb in Roswell zip codes, which is likely either Lassiter or Pope. Good area, very kid friendly, tons of strip malls for chain shopping, close to downtown Roswell, which is kind of cool. Just a long drive to anywhere else.

In terms of schools, you pretty much can't go wrong with any of the ones in East Cobb.

Default commute to Buckhead

If you want to move into the walton district, $400-500,000 is not going to go very far. That will buy an older home on very little land. It'll be in a nice neighborhood though, as east cobb is a suburban paridise, excluding the factor of the traffic in the area. Most new homes in walton's district are starting in the 700s and going up into the millions from there. It's become a very posh place to live.

Pope and lassiter has some new homes being built in the half million dollar range. Lassiter's district is quite far from buckhead though so if you can stay in walton or pope's district, you should. Wheeler high's district is also close to atanta and its math and science magnet is great. The regular program is more questionable though. Homes in that area range from the 300s to 600s.

If you decide to move to smyrna, you are most likely going to want your kids to attend private school, unless they get into the ib program. Lovett and whitefield are the closest and most popular schools. Education aside. The homes are much cheaper in smyrna than east cobb, with most new homes starting in the 400s. Smyrna is also a charming place to live, just doesn't have the best schools at the moment.

It's also easier to commute into buckhead from smyrna by way of west paces and paces ferry rds. Leaving east cobb going through sandy springs or down i-75 is going to be hell for you in the mornings.
i have lived in east cobb for many years and commuted to buckhead each day. You can find a very nice home in your price range. My sons went to all the best schools in the state: Sope creek, dickerson and walton high. I can get to buckhead in 30 mins.... Take lake forest or roswell road that run parallel to each other. This is the side of east cobb closest to the river off johnson ferry road. The commute from smyrna would be a lot longer.

yup I live in East Cobb too and commuting to Buckhead through Smyrna is just dumb. Once you take Johnson Ferry into Sandy Springs (which is nowhere near as bad as people think it is), pretty much any road leads into Buckhead - Powers Ferry, Roswell Road, Peachtree Dunwoody, GA-400....

When I go to Atlanta, I just take Riverside Drive south and it eventually merges with Mt. Vernon and then Northside Drive, which shoots straight into Midtown with almost no traffic, ever. From Mt. Vernon you can veer off into Powers Ferry which shoots straight into Buckhead and also has no traffic, ever.
