Relocating from Texas; don't know much about Atlanta suburbs. Willing to commute up to an hour, hour and fifteen to Fairburn for acreage (for hunting, fishing, small organic farming) or for a lakefront home up to $400,000 (if possible!). Saw a beautiful lakefront property in Conyers but then read horrible reviews about Conyers on this forum so...any advice would be very much appreciated. Thanks!

Conyers to Fairburn would be an unnecessarily long commute. You can find what you need in the SW suburbs which would be a much nicer commute.

If schools are a concern, Fayette county has really good schools and the southern part of the county are still pretty open.
Coweta County isn't bad either.

Carroll County has pretty decent schools, with a more rural feel.

Another option on the outer range of your boundary would be spots on west point lake.

It'd run a little less than some other lake spots closer in.

Peachtree City, Newnan, Tyrone, Palmetto are all good areas to search nearby.

You have some great choices. I'd personally stick to the I-85S area.

Rural Areas with good schools within 45 minutes of Fairburn:
-Senoia
-Sharpsburg
-Brooks
-Fayetteville (Starr's Mill or Whitewater Areas)
-Newnan (Lake Redwine is a great lake community)
-Moreland
-Grantville

Other areas to consider:
Peachtree City: upscale suburb, but has a pastoral feel. Also, some of the highest rated schools in metro Atlanta. There are also 3 Lakes in Peachtree City. The largest is 600 acre Lake McIntosh. Lake Peachtree (250 acres) is in the center of town, and Lake Kedron (250 acres) is on the northside of Peachtree City.
Tyrone: close to Fairburn and just north of Peachtree City

PTC has you covered. Those places are downright lovely.

You need to live in the general vicinity of where you work in the City of Sprawl. A 30 minute drive was long enough for me in ATL traffic.
