Hi all! I am looking for a list of the best Swim and Tennis Neighborhoods in the Near-Northern Suburbs. Here are the qualifications:

*Large, kid-friendly neighborhood pool with a diving board
*Houses 3,500 sq ft and up
*Priced $700K and below
*GOOD elementary school
*Suburban feeling area
*In between the “V” created by 75 and 85
*Few or no “front-facing” garages

Some neighborhoods I have already heard mentioned:

*Brittany (Brookhaven)
*Byrnwyck (Brookhaven)
*Redfield (Dunwoody)
*Hampton Farms (East Cobb)
*Sibley Forest (East Cobb)
*Neely Farm (Peachtree Corners)

Thoughts?

Of the 6 neighborhoods you named, Hampton Farms in East Cobb has the highest-rated public schools in the Walton High School cluster of the Cobb County School District.

Sibley Forest in East Cobb gives families and students access to one of the most highly acclaimed STEM (Science Technology Engineering Mathematics) public school magnet programs in the nation at Wheeler High School, which also has a great regular curriculum as well.

Though, the Wheeler High School cluster/feeder zone also has an extremely large amount of socioeconomic diversity (fostered by a large amount of multi-family housing along the I-75 corridor that makes up the western edge of the Wheeler High School cluster/feeder zone).

Sibley Forest is also located immediately next to and neighbors a large nature preserve and outdoor recreational area in the Cochran Shoals/Sope Creek Unit of the Chattahoochee River National Recreation Area that features hiking trails, a pond (Sibley Pond) and a local historical landmark (the Sope Creek Paper Mill Ruins that sits along a section of rapids along a scenic stretch of Sope Creek).

Particularly because of the numerous metropolitan amenities that they provide excellent access to, the other 4 communities that you named are great choices but are served by public schools that, though they are of very high quality, their academic ratings may often face some headwinds because of the very large amount of socioeconomic diversity in their respective school clusters.

(The Brittany and Byrnwick subdivisions in Brookhaven are served by the Chamblee High School cluster of the DeKalb County School District; the Redfield subdivision in Dunwoody is served by the Dunwoody High School cluster of the DeKalb County School District; the Neely Farm subdivision in Peachtree Corners is served by the Norcross High School/Paul Duke High School cluster of the Gwinnett County Public Schools system.)

As far as East Cobb schools are concerned, you can't go wrong with the Walton, Pope, or Lassiter cluster. Walton is the largest and more of a pressure cooker and Pope is the smallest. Walton and Pope are about 3 miles apart, with Lassiter being just a bit further north.
As for elementary schools, any of Timber Ridge, Mount Bethel, Murdock, Tritt, Shallowford Falls, Sope Creek are great.

Other than a few new construction niche designs, are there really that many neighborhood without front facing garages?

I don't think there are, side garages are mostly found only on the edges of roads.
