I am in desperate need of a service that will enable me to sell my newer Marietta townhome without losing all of the equity that has built up over the last two years to an agent's commission. Any recommendations?

Post a "For Sale By Owner" ad on Craigslist, and pray that you don't get inundated with calls from every scammer, flipper, and con artist in Atlanta. If you're lucky, you'll find someone who's really interested in your house, and make a sale.

You can always indicate "Agents Protected" to tell a buyer's agent that you will pay a partial commission. Normally I think the total commission is between 4-7% and it's split between seller and buyer agents. You can offer a 2% commission to agents who bring you buyers.

2% sounds pretty fair and realistic but I don't have any idea where to start. Can you please provide some examples of the necessary steps to begin this process???

If equity is scarce, FSBO is your only route. Unfortunately, your exposure will be very limited.

I think a first step would be finding a way to buy an MLS listing. Then in the description of the house put that it's an FSBO but buyer's agents are welcome. Anyone know how to purchase an MLS listing?

In reference to my previous comment, it looks like you could buy an MLS listing for $400 through FSBO.com. They've got a program set up for doing this stuff...

2% is still on the low end but then an agent might think he can get an easy sale out of you...I have no idea. Where's Mr Chong to weigh in on this?

As pless said, 2% is on the low side, I would offer 3% to the Buyer's Agent.

You might want to consider some discount brokerage firms too. Just don't expect much from them other than listing your property on the multiple listing services. As long as you know what you are getting - I think there is no problem with discount brokerage firms. It's the old adage, you get what you pay for.

So go ahead and try to sell it on your own with a sign that says "Brokers Protected" and make a nice flyer and even a website so that public can see a tour of your home. If you don't get much activity then I would consider using a discount broker.

Your Flat Fee MLS and Sale By Owner Partner - CENTURY 21 Clickit

Are just a few suggestions.

You obviously want to make your townhome the most attractive property in the community.
