If you go to dorseyalston.com you can search for homes by school district. Since you want to be close to your job and have your kids go to top notch schools I would suggest putting Walton High in your search.

BTW, my neighbor told me this weekend that she's thinking of renting her home in Paces Ferry Park. If you want info on it, PM me and I'll give you the scoop. The only thing I know for sure is that it has the best backyard I've ever seen in my life!

Since that is only about a 1 mile from the front entrance of both of the neighborhoods you mention above, I am sure you can imagine what that does to your morning commute time (regardless of where you are heading). Just as reference point, the 20 to 25 minute "commute time" to the E-W Connector is leaving our house at 8 AM.

As a counter-point: My wife leaves our house at 7 am and sees much less traffic (a 5-10 minute wait at the light), and I leave at 9:45 and see no traffic at all at the light. Of course, YMMV...

Interesting I am not surprised that you see no traffic at 9:45 (if we leave the house at 9 or 9:15, we rarely see traffic at the light), but I am surprised your wife sees that much less traffic at 7. I would have thought that the 7 AM traffic would have been worse than the 8 AM traffic. Too bad that we do not have more flexibility in when we leave our house!
Just curious, does your wife use the Civitania or Cooper Lake entrance?

She literally leaves the house just after 7:00, and it seems to make quite a difference according to her. I think she asked for her hours to be adjusted at work so she was able to leave an hour or so earlier just to avoid the traffic. She does get to work early, but I guess the cafeteria at her workplace cooks a fairly good breakfast. She's lucky.
As you say, it can be pretty nasty around 8:30 or 8:45 -- when I take a kitty to the vet's for an early appointment, I often forget about the traffic line snaking up the road almost to Nickajack and it inevitably delays me more than I planned on.

We both drive up Civitania. The house is quite a bit closer to that one, anyway.

We live in East Cobb and love it! We live in Easthampton, which is a great neighborhood filled with loads of kids, great pool/tennis facilities, and wonderful schools! It is a Walton High School district. The homes are on the high end of your range- most are from mid 500-s up, however there are a few that have been listed lower- you may want to check them out!
hope that helps and good luck!
