If you were buying a new home...which would you choose? Legacy offers larger rooms...but Eric Chafin's homes seems to have an added touch...there is more detail to his craftsmanship and seems a better quality. While I prefer the larger rooms...I am considering the Chafin house because it appears to be a better built house. I am undecided.

I'm looking @ Legacy's Cedar Grove Landing and Eric Chafin's Austin Park @ Cedar Grove...both are in Fairburn.

The Legacy lure- sq/ft for little dollars. But no "bells or whistles". Take a Saturday afternoon a go see a lot (I mean a lot!) of other Legacy communities- use an objective reference, and look at the over-all condition of the neighborhoods. Yards- grass mowed and alive (no weeds), shrubs hedged and alive; homes- are they being maintained; number of cars parked in the drive, current number of "for sale" or "for rent" signs. Number of homes that have foreclosure notices on them. Condition of the front entrance, Condition of ammenity area(s).
Then go look at subdivisions that Eric Chafin builds in- notice any difference? Now, where do you think your dollar will go further? Where are you likely to see the best appreciation for your investment? Enough said. I'm sure you can make an educated decision based on these points. |

I've always felt that you can get a nicer house for your money with Eric Chafin. I love the craftsman style as opposed to the cookie cutter boxy legacy look. Good location by the way- south fulton is hot!

Eric Chafin.....
Legacy builds houses. I've never lived in one so I can't speak to how well they're built, but walking in one just makes you feel like you are buying one of the "McMansions" so many people here talk about. It's big, and cheap. My wife and I walked into a lot of the EC homes and we liked the build quality and the detail better. We didn't like how they priced their homes though. Instead of having straight incentives they do "homes of the week" and say "just tell us what you want and we'll ask." I didn't appreciate the lack of transparency, but offer a Legacy price and see what happens. Also if I remember correctly EC doesn't give you all of the appliances either. Still a better product, but make sure you get exactly what you want. Homebuilders are hurting no matter what they try to tell you! |

I think I'd go with Eric Chafin too. Just curious who else you looked at out there. There are a lot of builders in South Fulton.

Thanx for the feedback. I compared Legacy communities to Eric Chafin and frankly Chafin's neighborhoods are much better maintained. I like larger rooms but I am willing to sacrafice that for quality. I have also looked at Silver Creek (reminded me too much of Legacy) Knight, Parkside, Scenic and Ryland. I never eeven bothered with Atreus.
I also heard that something similar to Atlantic Station is coming to South Fulton. |

Yep, the developer of Atlantic Statio is turning the old Ford Plant into Hapeville into an Atlantic Station type development. It will be work and play, there will be no residences due to the airport noise, but there will be 12 million sq feet of office space and tons of retail.
