HI,

IM DOWN IN SUWANEE ON A MASSIVE HOUSE HUNT, AND ABOUT TO MAKE A DECISION. JUST DOTTING MY I'S AND CROSSING MY T'S. I KNOW I HEARD A GENERAL RULE OF THUMB ABOUT SUWANEE, BUT CANT FIND THE POST. IT WAS SOMETHING ABOUT IN GENERAL, BEING "SAFE" WITH ANYTHING NORTH OR ABOVE PEACHTREE INDUSTRIAL BLVD. IS THAT THE CASE?
(AS FAR AS SCHOOLS, SAFETY, RESALE, CURB APPEAL, ETC)

I would recommend staying west of 85. Not sure about gwinnett schools and how far west you plan on going but the forsyth county school for suwannee is Sharon Elem and they are building a $60 million high school for that area. That is the Laurel Springs area. There are several really nice subdivisions at McGinnis Ferry/Peachtree Industrial area. Doesn't Peachtree Industrial run North/South?

I think that the rule is staying west of I-85N and north of Pleasant Hill. If have chance, stay within city of Suwanee limit. One may pay extra tax but got better service.

Also, stay close to peachtree industrial or I-85 since there are only way to go down south. Buford highway around Suwanee is single lane road, so is old atlanta road.

About anywhere in Suwanee is good. It does have the highest property tax mill rate in all Gwinnett, but it's bearable.
Jx said it best, try to stay in the City limits. They are doing a good job in the new town center
