Question Pricing for new Smyrna townhome

Hi all..my wife and I are looking at the townhome community 'Views at Park Avenue' in Smyrna 30080. They have a current pricing deal at mid-200s with unlimited upgrades and $20k in incentives. Of course, the incentive is only if we go with Pulte mortgage. I wanted to know if this was a good deal given the location (a mile from West Village).

The community is still in construction and located on Oakdale road in Smyrna.

Also, what is the average price point for a new townhome community in Smyrna? Any input/advice would be appreciated.

Mid-200s for a townhome in Smyrna (I assume it's a 3 bed/2.5 bath, maybe a finished basement?) is a very good price, particularly with the unlimited upgrades option. The location is excellent. West Village is doing well, and a new shopping center is coming to the Exit 15 area of I-285 (including a SuperTarget). I haven't driven down that road in a while (and I have only done it once), but it seems like a really good neighborhood.

Looking at their website, the Providence 3/3.5 bathroom one would be the one I would choose, but that's just an extra opinion from me.

Yes, that's a good deal, esp. for W. Village. Just make sure you factor in the association fees when you are considering it's "price". That area is also a great commute. I pass by there when I commute from the E/W connector

You would need to run the comps to gain that info. I generally delve into this information to see how a builder is negotiating with previous buyers.
