Does anyone know if there are any flood plains/zones I should watch out for when buying a home in East Point? I'm searching mainly in the Jefferson Park and Conley Hills areas.

I don't believe so. Metro Atlanta is pretty hilly so we don't worry about that too much

Ahhh, I see you decided on E. Point over W-Hills. Good choice! Those old E. Point neighborhoods are very nice. I live in Atlanta and find myself over in E. Point or College Park occasionally grabbing a bite to eat (Thumbs Up, OZ Pizza, and Feed Store's Shrimp & Grits). Nice town with a nice vibe.
Maybe City Hall could answer any questions about any known flood plains? Or if you find a particular home that you fancy check with the neighbors. |

Hey Mazo! I saw on the other thread that you've put an offer down on a home over on Conley Hills. Congrats!
Now, concerning flood plains, I think your best bet would be from the city or the residents in that area. I know there is something along Semmes that catches my eye every time I drive through there, right around the intersection with Montrose. Do you know what I am talking about? Anyway - here is information from the city's website: Q. How do I know if my property is in delineated flood plain? A. ![]() Yup, my husband and I put an offer on a house on Linwood Avenue in Conley Hills, and the seller accepted it yesterday! We have the inspection tomorrow. I'm also a little nervous that the house will appraise too low, so I'm trying not to get too excited yet -- I guess we should know for sure sometime next week. Does $180,000 for a recently renovated 3/2 seem about right for the area? We were super upset when the deal on the first house (in North Decatur) fell through. Has anyone else had an appraisal come in $24,000 too low recently? Talk about a slap in the face! Seems like the mortgage companies really are getting a lot tougher on that stuff. Oh, yeah -- the East Point house we put an offer on is not in a flood plain. So good news so far! |

I know, right? The prices are great down there. The funny thing is I really do think the one we're trying to get is on the high side for the area (and the seller came down $20,000 off the listing price!). There are several 3/2 homes listed around $160,000 in the good neighborhoods -- we looked at quite a few of them. Most of the ones in that price range had major issues, though.
Oh, on a side note, if anyone wants to take on a huge fixer-upper project, there's a $70,000 home on Newnan Street in Colonial Hills that looked interesting. But, um, I ran screaming from the house too quickly to get a good look. Really, though, it does have potential. (And a 5-foot-wide dead tree out front... spooky.) If anyone goes to look at it, watch out -- one of the windows has been removed and I'm pretty sure someone has been staying in there! |

I am so excited for you! I think I may know the home that you have put an offer down on as well as that house you described on Newnan. I'm glad East Point is getting some attention on here besides the on Ghetto Suburbs thread. We have so much potential down here: very walkable, a downtown area good restaurants, Marta, nice little neighborhoods, and a very easy drive into town via the interstate or surface streets. Most of all, the home prices! I'm glad you have looked past what people say on this forum. I can't wait to have you as a neighbor!
