But who's going to shop at Fresh Market? The college kids from GSU can't afford to shop there, and there's not enough high-end condos/apartments in the area yet to justify the store. Everyone keeps talking about this huge influx of people that is supposedly moving into downtown, but it's not reality yet- Twelve at Centennial is practically giving units away and still isn't selling well, W is about 10% sold, and several other projects have been shelved due to either the lack of TAD $$ or the souring economy. I work next to the W and Twelve, and can tell you that there's not enough folks around in the area yet to sustain any business that's geared toward area residents- especially not a high-end business.

I guess it'd be better to let that building rot until an eccentric trillionaire comes along and opens a bunch of tourist attractions and pputs his fabulous collection of the world's greatest masterpieces on public display.
Whatever, Atlanta badly needs this for a number of reasons. I already pointed out on the other 180 Peachtree thread that there are thousands of people living within three or four blocks of the Macy's building. It's called the Fairlie-Poplar District.
I also pointed out, correctly I might add, that GSU dorm residents DO have money to spend and will spend it if given the opportunity.
That's to say nothing of the tens of thousands of office workers, tourists, conventioneers festival/concert/sports attendees, etc.

I'm thinking that a smaller version of something like that kind of store might make it - not necessarily a full-sized market. Ready to go premade meals and sandwiches, breads, drinks, etc... just the basics. There would be I think enough in that area plus hotelers who have suites (with kitchenettes or fridges) who would take advantage of something like that. Just my opinion.

All in all we want to make 180 Peachtree a central gathering place for shopping, eating, play, and entertaiment, even as a break place for visitors, business travelers and residents. With all these in developers mind, I believe they can succeed. In order to attract people, this place needs to be safe, fun, affordable for frequent patrons, and operation hours convenient for residents and visitors. Keep it in mind that business travellers in Ritz-Calton, Westin, and other high end hotels won't go for a mid or low end place to eat and residents and students can't afford expensive places, so to draw majority population this place needs to be somewhere between. I think something people need on regular basis has to be there.

A small movie theatre (6 screens) that could possible serve food/alcoholic bevs would be sooo perfect in this location...also a small publix/cvs would and small unique intimate AFFORDABLE cafe like Apres Diem in Midtown would do well! They really need to push the envelope and push for midrange restaurants. No more Moes, Subway and other fast food chinese variety you can easily find across the way at PeachTree Center.

I live downtown and less than .5 mile from this place and I hope it succeeds. The first prority needs to be security, security, security. This is coming from a bleeding heart marta riding liberal, but this place needs to be safe and APPEAR safe for it succeed. We desperate need a grocery store, I think small version of publix would be great. Some nice retail stores such as Urban Outfitter, American Apparel, GAP, etc.. would work well here too. NO FOOD COURT! As mentioned, a small boutique 18 and up movie theater would be great idea.

A movie theater wouldnt last a minute in this location. I imagine somethign like the old Lenox Movie Theater, only worse. This area is still too blighted for a movie theater.
Right now, the building shouldn't offer neighborhood uses. There simply isnt enough people living dowtown yet, like someone already said. In the rules of neighborhood retail, residences always come first. then the neighborhood retail of laundry mat, grocery stores, pharmacies, nail salons, etc. gets built after a significant residential base has built.
That leaves either students or travelers. There is only so much that can appeal to students: bars, a bookstore, a coffee shop, and thats about it. They cant afford much else.
The place needs to target the high-end customers from the hotels, cause for right now thats all it will be able to support. Maybe some retail stores not offered in peachtree center, but again upscale so it doesn't resemble some of the vendors at underground. If they could land an attraction not found anywhere else in the city, like an international retail brand, that would be great and would appeal to those travelers. An upscale eatery with a bar would be good too, becasue people get sick of hanging in the hotel lobby.

I disagree with the grocery store, but understand your point concerning the movie theater. What about a 21 and up boutique theater serving alcohol? How many residence do you think is needed to support a grocery store, because according to the demographics there 27k now, and projected 39k by 2010. Just curious.

Apple store would be great.
I think downtown could support a grocery store now, but one would never locate in that building. I think it should be over by Centennial park, cause thats where all the residences are getting built. I heard Allen Plaza was getting a publix but since they cant get TAD money I dont know if they are anymore.
