Hmmmm....this is always a difficult question to answer. I live in Inman Park and would have never imagined it would be at the level of gentrification that it is at now. I grew up in Atlanta and I didn't come down to Inman Park 20 years ago and here I am on my second home in 10 years.
Based on your list, here is my opinion/best educated guess:
Kirkwood: might be a little further along than any of the other neighborhoods that you mentioned. There are still deals to be had but it is still street by street. I am personally amazed at the new construction that is on Memorial Drive. Hello? Memorial is a busy street.
Reynoldstown is being overshadowed right not by East Atlanta. East Atlanta has a wonderful East Atlanta Village so the shops have really helped and create a main area/street for people to hang out, shop and meet one another.
Grant Park is my personal choice for someone wanting to live closer in town without the budget of an Inman Park.
Edgewood has lots of possibilities too.
Honestly, Ormewood and East Lake are not on my radar. Maybe it's because I am just not that big of a I-20 fan.
The way I judge up and coming neighborhoods are the following criteria:
1) Are there many young couples moving in and wanting to make a real change in their new neighborhood?
2) Are there shops and restaurants opening up? And I am not referring to fast food chains.
3) Quick access to the interstate
4) What is happening on the public school level whether it be charter schools or more parental involvement in making a change. Good school districts do make a huge impact on sales prices. I guess that is why it is one of the main topics on this site.
Of course if I could predict which neighborhood would be shifting the fastest - I would use my psychic abilities to predict winning lottery numbers.
