Default realistic new homes offers

My wife and I have been in the 30101 area for about 3 months. We are renting month to month for now. We are seeing new homes in neighborhoods that we really like, but just slightly out of our price range. Does anyone have any insite on what would be a low offer on a home that is listed at 440k that just may get excepted. I'm like everyone else, I'm trying to get the biggest bang for the buck. Any advice would be greatly appreciated. Thanks

Low-ball everything. Sellers today are less likely to be insulted by low-ball offers.

If the seller is anxious to sell, you may receive a counter offer. Then you take it from there. Another offer! Another counter offer................
