Tributary Georgia - Douglasville
Hi Everyone,
My finance and I just got relocated to the Atlanta area for work. We have been looking around at condos, homes, and townhouses in the following areas: Alpharetta, Roswell, Johns Creek, and Douglasville. We visited Tributary last weekend and really liked a lot of the homes they have available. We noticed that the prices there are higher than Alpharetta, Roswell, an Johns Creek. I have some questions for those who know about Tributary as we are considering making an offer on of the homes that are available:
1. Are the homes currently over-priced ? Do you think making an offer for 10% less than the asking and having the seller pay for the closing and pre-pays be fair ?
2. Is Douglasville a growing area ? My finance and I really liked Tributary, however when you leave the community it appears that there is nothing around. We could note find any close Grocery Stores, Pharmacies, Shops, etc ?
3. How are the schools in Douglasville compare to Alpharetta, Roswell, and Johns Creek ?
Any help will be greatly appreciated. Thanks :-)

That's pretty far out. I'm suprised comparable homes are higher than you would find in the other areas you mentioned. (Although they are pretty long ways out also).
I would definitely go in low with an offer. The exurbs are just not very desirable now or in the forseeable future.

Schools in the Alpharetta, Roswell and Johns Creek areas are generally highly reputed. In Douglasville, not so much.

Tributary is actually in "close-in" Douglasville. In the New Manchester area...just west of the Chattahoochee River.
A convenient and relatively close-in location.

To the OP: Why did you choose to look in those specific areas and not other areas such as Mableton, Austell, Smyrna, Powder Springs, Marietta, Kenessaw, Cumberland/Vinings, Bolton (right south of Vinings), Camp Creek Parkway, etc? I think you may be limiting yourself too much.
The homes in areas you mentioned are relatively cheap but they are all a long commute (I'm assuming you aren't talking about lower Roswell). Aside from Marietta, Kenessaw and Powder Springs, all the areas I mentioned are closer to Atlanta then the areas you are looking at. Marietta and Powder Springs are about the same.

A neighbor moved to Tributuary recently and said she felt isolated. She loves her house though and likes her neighbors. I think it's more convenient and the style of houses appeal to people that like to live intown.
If I were to move, I'd consider moving there. Not sure about the schools or the pricing... I'd research that some more first.
