New Home Inspection
Is a new home inspection necessary? If the house is brand new, should we still pay someone $350 to inspect it?
Any experienced new home buyers please comment. Thanks.

$350.00 is a small price to pay for piece of mind.
Whenever I have attended home inspections for new construction, there has never been anything major, just a few nick picky items.

This is a no-brainer. Just because it is new, it doesn't mean it was perfectly built. We had our new townhome inspected, and the builder fixed all the issues that the inspector found (nothing major, but the fixes were definitely worth more than the inspection price).

I see many items on new home inspection reports. There is a lot of oversight in the home building industry.

Absolutely have it inspected by a good home inspector. Even the very best builders don't do everything right and many homes are built by builders who are NOT the very best.

New homes can be built poorly. Get it inspected.
Issues you could find - shattered foundation, improper electrical wiring, poor duct work, improper beams, and so much more. once all the problems are listed, you put it in your contract for the builder to correct.

Inspection a must
$350 is a small price to pay in comparison to the investment that you are making. The great thing about it is that builders always seem to be good about fixing all the issues noted by a professional inspector. Keep in mind, that even though it's new, doesn't mean that it's perfect. Some things that an inspector may note could seem to be minor, but in five years they could have a major impact and this would be have your warranty has run out.

Yes, yes, yes! You always have a new home inspected. You are buying a home for thousands of dollars, have it inspected. The inspection may turn up things like bad foundation walls, water drainage problems, badly built support walls, etc. There are bad builders out there. They hire day laborers to do small work or fill in for crews who do not have experience. Do not trust the builders or their agents that push their homes. Get an inspection; hire a REALTOR to represent you in the deal, it cost you nothing to be represented. The seller pays all commisions. They have legal consuling, an agent, builders and most can get a county inspector to pass just about anything done close to code. All these people work for the seller of the home, not you. Get an inspection, ask for the survey to be marked off properly, so you know where your property line is, and hire a REALTOR to negotiate and give you consultation about their home. All these are a must for any buyer of any home.
