MZL3 is on a distinguished road
Question Stone Mountain-Lithonia Rd Area

We are looking into moving to the Stone Mountain area- but past threads from 06 and 07 do not suggest the area. How is this area changed recently. Looking near Lithonia Rd and also notice Water's Edge has has it's share of foreclosures--How is the crime in these areas?? We are looking for a quiet Mountain type community-- any suggestions would be appreciated.

Waters Edge is just caught up in this overbuilding of the Metro Atlanta area. There are foreclosures in Alpharetta everywhere, Dunwoody, Suwanee, this is just the climate of what is going on in the economy and the mortgage market. Atlanta's overbuilding is getting better area by area. The builders and developers have held off (maybe they all are broke or bankrupt), but the inventories are going down on new homes in the last 12 months.
There are good homes in this subdivsion, they were probably using a lender, working with the builder who was doing risky loans and giving a home to anyone that was breathing. It will change. Right now is the time to be looking for the bargains and there are tons of them out there right now. This is probably one of the best times in our lifetime to get a great deal on a home, new or resale. Just because a home is a foreclosure doesn't make it a bad home. I see a lot of them in ready to move in shape, in good neighborhoods.

I've read about Waters Edge and the fact that they were one of the areas hit hard with the Mortgage scam. I was looking into a home near Wade Walker Park- what is that area like? Is shopping close?
I know this time is the right to buy but since not too familiar with the area I'm trying to get a feel from those who live in or near.

I personally think the Stone Mountain-Lithonia Road Area is oh-so-nice...and severely underrated.

To Aries4118-- thank you. I have not personally been in that area for maybe 8 years--back then I loved the area-it was disheartening to think that now it is riddled with crime and not desireable.

It is not riddled with crime at all...and it's still desirable. Be careful as read posts on this forum...many people post things that are not accurate (especially about areas with a higher proportion of minorities).

Hey, I grew up in stone mountain and now live in lithonia. I would say property values in lithonia/south dekalb area are stronger and will pick up more when the market turns. Also, the area has allot going on in it, where as there is not much new development in stone mountain. But the lazer show is great.
