Hello,
Does any one know about Marby Park by Centex in Alpharetta (4921 Weathervane Dr. Alpharetta, GA 30022) <url>http://www.centexhomes.com/Atlanta/N45682.asp</url> The schools seem to be good and which is in Alpharetta but the prices are >400K without basement. I would like to know more details about the community, crime rate and resale values around that area. Any info would be great. Thanks |

I will tell you that Centex builds homes that are decent at best! The quality isn't bad, but the architechture for the prices they are asking is just not there. I would look further out into like the Canton area as you can get a VERY well built custom home that is at or below the 400K range. What part of town are you going or are you currently working in and that will determine where you would want to live.

if you are looking at mabry park, then reduce your price by atleast 85K from the listed price for basement and non-basement. Thats what they are offering currently.

are you saying Maybry park will go down by 85K from their base price or that their base prices are 85k lower then when they first started building? I am looking at a house in the neighborhood. Thanks

If you are looking at Mabry Park, you should be VERY aggressive about asking for price discounts from Centex (and actual price discounts, not free upgrades).
We are in the process of buying a new construction Centex townhome in Brookhaven. Our purchase price is $83,000 lower than what they listed for when the community first opened. They did tell us that we got one of the best deals; you and your agent just need to be unwilling to back down. |

It is going to go down any way with the given circumstances more than this, but in this community its already below 85K of the price advertised. If you are looking there then you should be start by cutting this much, since prices already fell this much.
