Cool Douglasville? hum...

Hiya

I have found on the net many houses that were quite nice in fact in Douglasville... I mean 1/3 of the price compared to the properties in norcross, and with a swimming pool as well in the back, near a lake or a river, 1/2 price compared to similar properties in Alpharetta or Smyrna...

and almost 1/2 price as well with those found in Acworth...

Is there something wrong with Douglasville?
Is the lot cheaper? and if it is why in your opinion?
Would it be because it is nearer to the airport?
or would you think it comes from its infrastructure or even demography?

I must say that what I saw on photos looked similar to most of what I saw elsewhere...

Can you help?

Douglasville like any suburb, has good and bad areas to it, so that's one thing to take into consideration. Atlanta's bad neighborhoods don't always LOOK bad from photos (or sometimes even driving through them quickly), so that's one consideration. Giving specific street names or subdivision names can help you in here as those who live near them might be able to offer observations.

Due to it's location further out and on the less popular West metro side (the North side is the boom area), home prices are typically cheaper across the board. You mentioned pools - note that in Atlanta, pools are typically considered a liability when it comes to reselling your home later, as you can't use them year-round here and a lot of folks don't want to fool with the maintenance or safety issues involved with them.

In terms of Douglasville city: It's ok. Typical suburb, with maybe a bit more ruralness to it than some others. You have Arbor Place Mall there as well as a more congested shopping/restaurant district, and a small downtown area. Traffic in and around certain parts of Douglasville however, CAN be a bit hairy at times depending on where you're going and at what time - it's a fast growing suburb and it wasn't built for major traffic flow. Also keep in mind that if you commute to the city of Atlanta in the early AM hours, you will be driving into the sun the entire trip many times of the year (a big complaint by those who commute this way).

That is why western suburbs are slower to develop in many metro areas, not only are you driving east in the AM, you are driving west in the PM and get the sun both ways.

I've had family in Douglasville, we used to joke that it was more redneck because the Alabamians that got jobs in Atlanta lived there since it was on their side of town. And please no haters, I love Alabama, went to college there.

Valerie, Greg gave a good synopsis, Douglasville has always had a more rural or southern feel to it then suburbs a similar distance in other directions from Atlanta. For some reason it hasn't grown as fast as areas north of the city, but it still has nice areas. From what you've mentioned in other posts, this could be a good fit as the country feel here will probably remain longer than in other areas as it has never boomed like its counterparts in Cobb, Gwinnett, North Fulton, even Cherokee, Paulding and Henry that are even further out.

It is not declining or a negative place, it is growing, but not at the same rate as other parts of the metro area. Perhaps those with more knowledge of the ins and outs of Douglas County will have more insight.

You mentioned Norcross as the place you'd be working, correct? That would not be a fun commute. I would estimate at least an hour if you're travelling at peak rush hour times.

I can't imagine a 2X daily commute from Douglasville to Norcross. I think you might travel on I20 and then take I285 West. There are frequent accidents and serious accidents along this route. On rainy days, of which there are a few during the winter months, traffic comes to a standstill for hours after a major accident.

There are some nice homes/subdivisions on 'all sides' of Norcross.

It seems like you could 'cut across' Marietta via back roads to Norcross. I generally get pretty lost trying to use such shortcuts but they do exist.

Hwy 41---seems like that goes through Marietta to Roswell and then perhaps you can use ??? one of the 'Bridge' roads--Haynes Bridge, Holcomb Bridge or Medlock Bridge. Maybe you can even use 400???

Acworth will still take over an hour 1 way. I lived near there and work closer in than norcross and it would take 1.5 hrs 1 way. Needless to say, I moved. To avoid sitting in traffic for an extended period of time, stay as close to norcross as humanly possible. You will make a few attempts to run people over by the 1st week of you don't...god knows I've tried hahahaha

Also, people mainly use 41 as the ONLY way to get out of parts of south bartow, north paulding, north cobb, and marietta...it's a parking lot.

120 is for west cobb, middle paulding, and parts of marietta, still practically a parking lot.


And as for D-Ville...I used to live there, I couldn't stand it. Not very well planned out and unless you grew up using what little back roads there are, you will be stuck on Chapel Hill Rd, Hwy 5, and Fairburn...Bankhead is a blast!!! (I say that with a lot of sarcasm)

I would take a drive up Peachtree Industrial and see what I could see--if that is possible. Somewhere in Forsyth County there must be something suitable.

Actually, I believe I could be happy with many of the houses in Peachtree Corners/Historic Norcross and the surrounding area.

Having seen a few very tragic accidents on the interstates it makes little sense to put yourself in such jeopardy, not to mention any forthcoming oil crises or unexpected changes in the economy.
