LovinDecatur, funny because we went to visit the Candler's house (on sale now)...I loved the style but once inside, too much to do...
I think Buckhead has its own charm, but no more than Druid Hills, Virginia Highlands, Sandy Springs, in my opinion... The big houses only do it 5 secondes to me...and I have not seen a cat in the street. I saw more in those little villagey feel like I think around Virginia Highlands.
I also find some houses in the grant Park area so lovely because old... but it does not feel as safe.
Wondering if any cebs live in/around Atlanta? They are all in Hollywood or California no?
I like Atlanta everywhere I go there are trees, in and out the perimeter.
I also don't think that the richest are the laziest...or have time to sip their super expensive wine during day time. There is a reason why they have money, or several ones, but usually one common factor is that they have the energy to almost work non stop even if they employ people for some other tasks. I doubt we would see these priviledged individuals like the original post mentioned. Just my opinion.

30327 is the the western Buckhead area, along the Northside Drive corridor. This zip code is half Buckhead half Sandy Springs.
30342 is north Buckhead, along the Roswell Road corridor. This is also half Buckhead half Sandy Springs.
30305 is the central/south Buckhead residential area, around West Paces Ferry Road.
30326 is a small zip around the Lenox Mall area, mostly commercial.
30319 is the east Buckhead/Brookhaven area.

There are actually many celebrities in Atlanta. Atlanta is probably the biggest US city for celebrities outside New York and LA.
Atlanta has a huge amount of professional athletes, most of these live in the northern suburbs, especially Alpharetta and Johns Creek. Evander Holyfield lives here.
There are a lot of black celebrities such as Whitney Houston, Ludacris, Usher, Lil John, and Tyler Perry. Atlanta's hip hop scene is currently the big one in America (Big Boi, Young Jeezy, etc.).
There are the local bigwigs like Ted Turner, Jane Fonda, Bobby Brown. Elton John has a house in Atlanta.
There are a lot of celebrities that originated in Atlanta too, like Julia Roberts and Jeff Foxworthy. Ryan Seacrest (host of American Idol) is from Sandy Springs, so is John Shneider from Dukes of Hazzard.

When I went through some parts of Buckhead (East or West don't know) I hqave seen some magnificient palaces, mansions, they look like hotels... beautiful...but I would not see anyone seeping their iced coffee from my car, their "house" or castle being not so close to the road
However, I found that there were perhaps more money outside Buckhead (by the way is not it where the Gov. lives?) like Cumming for example where there are houses reaching 45 millions... Those I have seen in Buckhead were perhaps between 2 and 5...
The celebs or really wealthy are perhaps not in Buckhead (what a name, no?)
|
Out in Cumming there are only a couple of houses that reach such astronomical price tags, because those were created by celebrities or other ultra rich because they want to have a big private estate away from everyone but still close to a major city. But honestly there are only a couple that are that ridiculous.
Most celebrities live in Milton, Alpharetta, and Johns Creek. Most of these areas have $1-5 million houses with a couple of $10-20 million. That's pretty similar to Buckhead/Sandy Springs where most houses are $1-5 million and some can reach $20 million.
For example, in Buckhead/Sandy Springs zip code 30327 there are currently 325 houses for sale over $1 million (26 over $5 mil), in Buckhead zip code 30305 there are currently 196 for over $1 million (20 over $5 mil), in Buckhead/Sandy Springs zip code 30342 there are 212 for over $1 million (1 over $5 mil).
For comparison, most celebrities live in 30004, 30022, and 30097 (Milton/Alpharetta/JohnsCreek/Duluth). 30004 currently has 207 over $1 mil (7 over $5 mil), 30022 has 92 over $1 mil (3 over $5 mil), 30097 has 186 over $1 mil (3 over $5 mil). So the central Buckhead area (30327/30305) has much more houses on sale for over $5 million than north Fulton (47 vs. 13).
However these are just what's for sale on the market right now. North Fulton is more family/children/school oriented so it's probably a lot more stable than Buckhead/Sandy Springs, so a lot less stuff is probably for sale.

wow... I had not noticed that Alpharetta or even Sandy Springs were so rich... not even Duluth compared to Cumming for example... but the advantages there are that the houses are more spread away from eachother and it is very woody...lovely with private lakes sometimes...
I would not recognise any of these celebs... apart from Elton John, Julia Roberts and jane Fonda. I like Anthony Hopkins, Nicole Kidman and gary Oldman, and the guies who play in Equilibrium, the Matrix, and a Secret garden of course John Travolta too
Houses above the 1 million are usually very huge and you definitely need help around the cleaning there and the maintenance of your lot.
Atlanta is really diverse.

It depends, 1 million in New York or San Francisco won't buy you big anything, but here in Atlanta it'll get you a very big house.
The entire area directly north of Atlanta (not along 75 or 85 which go diagonally) is actually very rich. I posted the zip codes for this area in another thread (zip code - population - average household income):
30004 57,435 $99,412 (Milton/Alpharetta)
30005 31,743 $128,363 (Alpharetta/Johns Creek)
30022 66,688 $132,096 (Johns Creek/Alpharetta)
30097 35,730 $136,896 (Johns Creek/Duluth)
30092 37,770 $108,132 (Berkeley Lake)
30024 56,128 $114,867 (Suwanee/South Forsyth)
30068 34,069 $130,339 (East Cobb)
30062 70,478 $98,881 (East Cobb)
30075 54,324 $115,088 (Roswell/East Cobb)
30076 46,602 $94,006 (Roswell)
30338 31,556 $127,169 (Dunwoody)
30350 37,280 $91,674 (Sandy Springs)
30328 30,045 $113,526 (Sandy Springs)
30327 26,250 $209,354 (Sandy Springs/Buckhead)
30342 30,528 $104,682 (Sandy Springs/Buckhead)
30305 25,583 $132,420 (Buckhead)
30319 41,320 $107,132 (Buckhead/Brookhaven)
30345 21,323 $96,895 (North Druid Hills)
Average household income in the US is $65,572. These zipcodes make up a solid, uninterrupted block of 734,852 people that has an average household income of twice the national average. This is actually one of the largest continuously wealthy areas in the country, but no one realizes because it's all split into so many cities and areas across 4 different counties and it's not all reported as a single entity.

Well I have heard that the Buckhead area has the highest retail buying power outside of the Beverly Hills/Holmby Hills/Malibu area of LA in the U.S. Surprisingly over UES New York and Palm Beach FL or Naples FL and Greenwich/Stamford/Darien CT. Interesting statistic, and I have been more and more susceptible to believe it the more time I spend here. I have spent a lot of my life in South FL where there are more Saks and Neimans per capita then anywhere in the U.S., so S FL has a lot of buying power, however apparently North Atlanta has more even though there is only one Saks and one Neiman's.

South Florida has more retail presence because of the high wealth tourists.
Atlanta has a larger base of wealthy actually living here.
Places like Greenwich are rich but small. Buckhead has several times the population of places like Beverly Hills and Greenwich, and that's not taking into about the other 600,000 people in the north metro.
NYC has its wealthy spread all around - some in Manhattan, some in Connecticut, some in Jersey, some on Long Island.
There aren't too many places in the US like north suburban Atlanta with a block of 700,000+ people with $100,000+ avg. income. Suburban Los Angeles and Northern Virginia are the first to come to mind.
It certainly makes sense that the Buckhead area could be #2 in that stat after the Beverly Hills/Holmby Hills/Bel Air area. After all, Buckhead has the same population as all those areas combined, and a similar income level. And it's much cheaper for the wealthy to live in Buckhead than places like Upper East Side Manhattan, so they'd have more disposable income. Low cost of living is one of the reason Atlanta has some of the nicest cars in the country - people in Atlanta have ridiculously nice cars compared to US average.

Additionally, you can sit in your Escalade on GA400 or Roswell Rd. for hours each week just to get outside of your subdivision. It's great!
