There are some nice townhome communities inside the perimeter as well. I don't know your commute but the East West Connector can be a bear at peak traffic times (I live off Cooper Lake Rd). The fact is that it's just a lot easier to live in that area during rush hour if your inside or closer to I-285. I also disagree with the idea that re-sales are the better bargain nowadays. Often a new home builder is able to deliver a better deal than someone who has already paid retail price.
Without knowing your price point, I would check out Pulte and Palladian. They both have communities just inside the perimeter that are still in unicorporated Cobb. Full disclosure - I used to be the onsite sales agent at Palladian Manor (the Palladian community) until I had my twin girls and had to spend more time at home on the weekends. But, my slight bias aside, they are totally different in style and design than anything else on the market and you can get a great deal. You should definitely check them out if for no other reason than to see what other kinds of townhomes are out there.
