Talking South Fulton County

I am interested in moving to South Fulton County in the city of Hapeville. I found a very reasonable home that I absolutely LOVE there! Before I make a purchase what is it like? I did notice a few dilapidated apartments outside of the new subdivision but other than that is the crime rate high? And why are the homes so reasonable?

Sweet Atlanta Peach is on a distinguished road
Hapeville is a small, boring, drab town. There are some cute little shops near downtown Hapeville, but, it is just not an appealing place. There's a loud train that comes at all times of the day and is quite loud, since CSX railroad goes right through downtown Hapeville. Plus, since its right around the corner from the airport, you will encounter airport noise and lots of it. That's probably why the homes are so cheap. The only good thing about it is it's convenient to the interstate.

hapeville sucks now, but its changing. An Atlantic Station type development is going to be built there that's going to be huge.

Why would it really matter if Hapeville is boring? It's a 10 minute drive to Downtown/Midtown Atlanta...I've lived in East Point for a few years, and I hardly need entertainment when Atlanta is 5 minutes away. I have discovered a few good restaurants in E.P. and College Park, and there is a nice Kroger near me...but when you live in a suburb - what can you really expect when the big city is right around the corner? Also, I wouldn't think the house in question is near the CSX tracks that go through the center of downtown Hapeville. I imagine it's located in a more residential section of town.

I don't know about airplane noise in Hapeville, but don't assume that it will be a problem simply because the airport is nearby. There are specific traffic patterns that route planes over certain areas...I don't hear anything in East Point except sometimes when there is a heavy thunderstorm - for some reason I get planes going over my house.

Many homes in College Park (again I don't know about Hapeville) had soundproof windows installed back when Hartsfield was expanded - paid for by the airport or the city or someone else. I looked at a house a couple of years ago that had them.

The difference is, Hapeville actually borders the airport, and the Ford plant this is the subject of all the excitement in town is literally located at the East end of the North runway. Hapeville receives much more flight noise than East Point, and all the "soundproof windows" in the world won't help when you're trying to enjoy a nice afternoon in the backyard. I'm not saying that it's a place to avoid just because of this, but it's a serious consideration for certain.

I stated that I wasn't sure about Hapeville and airport noise, but that it shouldn't be a foregone conclusion that there IS noise because East Point borders the airport too, and I get no airport noise.

Whatever flight noise one might experience, it is nowhere NEAR the godawful deafening noise near Dobbins. I taught at a school on S. Cobb Drive, and if we were outside when they flew over the area it actually hurt...and left a ringing in your ears for several minutes afterwards.

Hapeville is drab because it just is. I GREW UP in East Point and heard airport noise all the time. Where in East Point are you? I worked in Hapeville (my parents also worked in Hapeville at one point, near the airport) and we heard airport noise all the time. As a Fulton County teacher (South Fulton County) we have a staff development center in Hapeville and we hear airport noise often, not because it's in Hapeville, but because the airport is RIGHT AROUND the corner so how could you not hear the noise? Cover your ears?

I went to Tri-Cities High School and am very familiar with East Point, College Park, and Hapeville (hence the name, Tri-Cities). I am very familiar with these areas as I have spent my whole life between the three of them, mainly East Point. Any airport noise to me is awful; I don't think there is an "airport noise toleration" scale similar to the Smog Index. Hapeville is just not a place I would move to. That's just my opinion being very familiar with the area for over 30 years.

I would scratch it.. Unless you know what you are getting into. It is cheap for a reason. Without seeing it in person, i would pass it. If you find it fitting to your expectations in person, great. But it is not an area to dive blindly into
