Default Know your builder!

As a credit manager in the construction supplier industry, I have advice. Know your builder/remodeler. When you go to close on your home, if your builder/remodler did not pay for all of the materials for your home, but takes your money....the supplier has rights to lien your home. This means for 12 months you cannot refinance or sell until the lien is paid off. If the supplier gets nasty and "perfects" the lien, this means it turns into a permanent lien. ...shortening the legal process here....

As I told many a homeowner that found liens after closing because the closing attorney did not due diligence....OR the builder acted as its own closing attorney...It is a pay twice law here in Georgia. You trusted the builder to pay for the supplies, but if he did not, you have to!

Go to your county clerk’s office and ask if there are any open liens for your builder.

And remember....builder affidavits that state everyone has been paid are 9/10 fraudulent!
