I moved to Atlanta 8 years ago from VA and took 3 full months off to check out the various areas around Atlanta including Douglasville but the traffic once you hit the weigh station at Lee Rd is often horrendous. I ended up buying a home in Powder Springs. 4 years later I started looking again because I wanted to move my child from her current elementary school. Again, I looked all over and ended up buying another home in West Cobb in the Lost Moutain area of Powder Springs. Apart from the value, the schools in that part of West Cobb are as good as the "East Cobb" schools - check them out at http://reportcard2006.gaosa.org/k12/...0&SystemID_2=0 -is a report card of cobb county schools.
I am a lawyer who works in downtown Atlanta, lives 3 miles from the Silver Comet Trail - where, by the way I take the CCT Xpress bus to work and get dropped off right in front of my building. Sure, I can afford to pay for those overpriced homes in East Cobb - but WHY? My child goes to an excellent school, I listen to my IPOD on the bus or draft documents on my laptop and the best part - with a reasonable mortgage, I can max out my 401(k), IRA, save for college AND still afford to eat without using a credit card! I am 10 miles from Cobb Parkway/Barrett Parkway shopping area... and 5 miles from the Avenue Outlets. After spending all day downtown Atlanta, I look foward to the peace and quite of going home. By the way, we have many NY relos in my neighborhood... McCar homes started building in this area a few years ago. You may know them as MDC Homes (their name changed 2 years ago). I had a contract on a home with them in Riverdale before I bought this home and they made promises they could not keep - to thier credit they allowed us to rescind the contract at which point we came right back to Powder Springs and bought. I've lived in Powder Springs now for around 12 years. I moved out this way from the "Vinings" area which is about 15 miles East closer to the city to "get away from it all".
There has been tons of growth in this area in that amount of time, especially in the last 5 years. I live close to downtown Powder Springs (all 5 buildings of it ) and in that amount of time we've gone from acres of forested land to having a Home Depot, shopping centers, condos, suddivisions, and a 4 lane road passing through town. The downtown area is still pretty much just a couple of antique shops and restaurants, but as someone else has posted, it's only a 5 mile drive West to the Hiram area where there are tons of new stores and restaurants alone Highway 278.Crime here is lower than the metro average as a whole, but it has increased in the last couple of years. There does now tend to be a problem in some areas with teens doing various things (mailbox theft, car/home break-ins, etc). The police are trying to keep up on it and having mixed results. Again, it's not the worst area for it, but there has been an increase in stuff like this lately, and the increase has been highest in the Powder Springs proper areas (as in within the town limits); there are other neighborhoods further out that some still consider "Powder Springs" that are still sleepy-ish type communities. I can't say that I enjoy living here as much as I did when I first moved out this way - but it's still tolerable. Anywhere you move in the burbs around Atlanta is going to experience rapid growth and congestion, so you just have to weigh how much of it you can tolerate and go with the flow (or, move to Chattanooga to avoid it). |

Powder Springs is a wonderful town except they don't really have a respect for Street Art. You see, in downtown Powder Springs they proceeded to paint large murals of quilts, and in the process they tore down some of my artwork. They left my artwork broken all over the ground at each site where I had put it up. I suppose they aren't really open to new things unless its backwoods.
But anyway Powder Springs is a cute little "Mayberry" town. |

WOW great information!! I am moving from Calif. and trying to decide if Powder Springs is the best location for my family of 6. We have 4 kids all under 11. Are the prices of house still cheaper and can you still get land? We are not planning on moving until June08. How are the schools back there? Please if you could give me more info
My husband will be commuting to Buckhead and I love the info about the bus so I hope they go to his area too. We would like to live in a very diverse area, so is Powder Springs have that? Thank you again |
