New construction in that price range in the North Fulton and South Forsyth areas will give you an average home on a very small piece of land. In other words, no privacy because your neighbors will see you in your house and in your yard. Since we like our privacy and bigger lots, we looked at slightly older homes (2-10 years old). Most of the older homes in that price range in this area are beautiful with lots of exterior and interior detail (huge crown moldings, unique ceilings and windows, etc). I wish I could be more helpful, but I don't pay that much attention to the newer subdivisions. So I recommend that you use this website to search the counties by house age: Real Estate Search ERA Sunrise Realty One thing that may help you though is that my favorite zip code in Forsyth county is 30024. That zip contains most of my favorite master planned communities. I'm sure other posters can help share their favorite zip code areas too.

we are looking at resales too, however we have done both and prefer new for alot of different reasons...my neighbors now are way close but we have a beautiful yard..and after living in NJ and having 2 acres, and then our last home had 3/4 of an acre we are done with land...we are on .30 here and its too much...
