Do townhomes in Cobb County (i.e., Marietta, Smyrna/Vinings) have good resale value? With all the new communities popping up, I'm wondering if they are a good investment. Also, any builders to stay away from? I'm hearing McCar does not have a good reputation. Traton? Pulte? Any comments?

From what I gather, they would have good resale value in Vinings (someone I met bought one there and it went up a pretty high amount in 2 years). Vinings also has a bunch of young professional couples, so townhomes are always in decent demand.

I would think it's the opposite in marietta. It is mostly families there, so probably not much resale potential. Though you might be able to rent it to a family that is transitioning to the area. It is the same thing in Alpharetta; I'm thinking about buying a townhome here, but everyone says it will have bad resale value.

A few years ago Atlanta was considered a very poor market for condos and townhomes, as unlike many other larger cities, people here tended to opt for single family homes with larger lots. In the last few years though, since we're getting so many transplants from other areas who are used to living in condos/townhomes, the trend has picked up a lot to build them.

I don't think the market is quite there yet if you are into "flipping" homes as investments. While more and more people are chosing to live in them, you don't typically see them sell for a lot more than you buy them for unless you get a super deal on one that needs a lot of work, and do the renovations yourself and update it a lot. Not long ago though, you would lose quite a bit of money on a townhome when you moved.. that trend is for the most part gone, and while you probably won't get a huge appreciation (depending on area), you can at least make most of your money back now.

I think Atlanta is going to be "condo saturated" before long. They're building tons of condos in the Buckhead/Midtown/Downtown areas, and really flooding the market with them. I'm starting to see quite a few of them on Craigs List popping up over and over many months later and still not sold.

If i buy in the Midtown condo market, which is now saturated with condos, in five years will I be able to resale? 1/1 new building.
