Default Moving close to Atlanta

Hello,
I am considering moving to Atlanta. I don't want to live in the city but I want to be close to the happenings. We want to live in a family oriented area to raise our children. I hear a lot about Duluth being a nice area to move. So I would like to know more about Duluth and other areas alike. Also I own a high-end children's boutique and I want to move my business there. Could someone recommend any good areas for my business as well? I also heard Duluth for that as well. I appreciate any feedback.

If you move to the Fulton side of Duluth, which is now part of John's Creek (zip code 30097), I would recommend that, Alpharetta, or Suwanee, rather than Duluth, especially if you have a high end botique that you want to relocate here. These are quiet family areas, but very suburban. However, if you want to be close to where things are happening, you may want to consider moving closer intown. Are you looking to buy or rent? What's your price point?

Thanks for your response. I plan to buy. I want to stay in the 200's range. Are the places that you recomended diverse? I hear the market is getting dry in Atl, is that true? How far are these places from Atlanta? Also my fiance wants to open an urban mens Big and tall store. Do you have any information on what be a good location for that type of business?

The areas he mention are somewhat diverse, but I found Gwinnett County to be a lot more diverse. Since you did mention that you own a high-end shop, then the Alpharetta/Roswell are fits very well. Would also recommend Buckhead to move your store (inside the city limits of Atlanta). Much of the wealth is here. Schools in Gwinnett and Northern Fulton County are excellent, so there shouldn't be a problem there.

Agree. I think Duluth has more extremes (as far as socioeconomics) than Suwanee. You should research the area as to which one will be good for your businesses. There's so much shopping in Duluth and Suwanee; lots of empty shopping areas/malls. Good luck!

I would also check out Sandy Springs. It's a little closer to Atlanta than the other locations mentioned, but with it's proximity to Buckhead, Atlanta, and the norther suburbs (Alpharetta, roswell etc) that should bode well for your type of business. Also it seems to be family friendly and small business friendly.

Another area you might want to consider is Vinnings, but i'm not sure if there is much real estate in the $200k range there.

Honestly I live in Kennesaw. It's a 20 minute drive to Atlanta and much nicer and safer area. The housing here is good, you can get a really nice big house for under 200K and the school districts are amazing! Good luck!

I would focus on schools in these areas, they vary tremendously. Go to GreatSchools - Public and Private School Ratings, Reviews and Parent Community and check out various schools to narrow down your choice. Some schools in the area are great and some are so-so, it is a very mixed bag, so to speak. North Fulton county is good to start with, Alpharetta or Roswell. You should visit these areas too, to get an idea.

Duluth is OK, but some of it is blighted, so it can be hit or miss. Because of the business you own, I would definitely focus on the high income zip codes: John's Creek, Duluth (Fulton side), Alpharetta, Dunwoody, Roswell, etc. You might even want to consider East Cobb county which is NW of Atlanta, some good schools there, too. Driving around in the areas definitely will help too if you have not done so yet.

The Johns Creek (zip 30097), Suwanee (30024), and Alpharetta (30004/30005/30022/30023) are all good choices. Most of these zip codes have very high income.

Depending on what range of the "$200's" you are in, there are several options in terms of real estate. I see many 3 and 4 bedroom single family homes in that price range. There's a great home in Buford (30519), about 2800 sq ft built in 2007, that just got reduced last week, however, that's a bit too far from your desired location. There's TONS of deals out there, you just need to know where to look.

I'm moving to that same area as well. From what I've hear, it sounds like it will be tremendous culture shock for me, coming from a small, Midwestern town. It's a nice town, just different than what I'm used to. Your business should do fine, I'm sure the market's much better there than here in Michigan.
