Default Durham Lakes vs The Lakes at Cedar Grove in Fairburn?

I would be most appreciative if anyone can chime in and share how these two subdivisions in Fairburn are different. What are the strengths and weaknesses of each subdivision? We plan on buying a home in one of these neighborhoods in 2009. Which one would you choose and why would you choose it? Also, any thoughts on how the new Langston Hughes School will compare with the Creekside School?

From what Ive seen The Lakes is more upscale than Durham Lakes..they have better layouts IMO

Default Durham Lakes vs the Lakes at Cedar Grove

What is hard for me to get a grip on is that Durham Lakes has many more homes in the 375-525K range than the Lakes. I like the Lakes more from a visceral standpoint but the homes have been selling quicker at Durham Lakes in the last month and they do have more higher end housing. I can't figure out why the homes are selling better in Durham Lakes than they are in the Lakes. I am referring to homes that are listed with the same sticker price. Four homes I have been tracking in Durham Lakes sold within a week.

I appreciate your quick response to my post. I am trying to research the crime data in the two areas; do you have any suggestions? Also, for those who are familiar with the zoning of Langston Hughes vs Creekside, any thoughts on which Fairburn high school is most likely to the better option from a desirability standpoint of buyers? I know that Langston Hughes is new, and almost always has it's own appeal, but does it also attract a more upscale clientele?
