No. I said you don't have to be wealthy to afford a 3,500 sf house. Atlanta has scores of them for $500,000. It's extremely cheap, and that's where its appeal lies.

Gotcha....your comment read as if Atlanta would be the perfect place if it had rolling hills and suburbs with nice homes at a good price, which it does.
Incidentally, you can get a 3500 sq ft house for a lot less than 500K these days in just about any of the nice suburbs.

I totally agree with you and its not just NY or DC but most cities have a dense core. Atlanta is quite odd for a city/metro of this size being that it is the least dense large metro in the world and all the problems to show for it.
I also agree that having some body of water nearby would be awesome.

See, the thing is we USED to have a dense core. It was almost demolished between the freeways being constructed, urban renewal, real estate speculation - and the desire by executives to live ever closer to work.
Atlanta is not unique in this aspect, but at least we ARE rebuilding the core to increase density.

people would get rid of that old southern mentality. You know the "blacks over there and whites over here kinda thing". I'm black and I have white friends and you wouldn't believe how some blacks have such a problem with this. Race is def. an issue here.

The population density of the core is actually pretty good, especially in comparison to the rest of the south. Its just that the built density suffers from the highways and the other stuff you mentioned and that the density drops off very quickly into sprawlsville. I think that Atlanta's core has all the potential to evolve into something quite good.
