lauraliz, my family is also one of the Dayton crew possibly relocating in this NCR move to Duluth. Believe me and what others are saying, when you are anywhere around Atlanta, you ain't in Kansas (Dayton) anymore. The times I have been around Atlanta and the Duluth area are like another world from Dayton, Cincy or even Columbus. It is one madhouse of traffic congestion on multi-lane highways that make I-75 in Dayton look like a country back road. Traffic is simply horrible, horrible, horrible - that's why we're looking for maybe out further and hopefully use flex hours to avoid the most congestion and try to live a simple, less congested life than what I think most live in the general metro Atlanta area.
And if you haven't ever lived South before, get prepared for hot, hot, humid weather much of the year. Many people love the Atlanta area but they live in an air-conditioned home and hop into their air conditiioned car to go to an air-conditioned shopping center and rarely really live in the great outdoors like you can in Dayton. But, some people love it and I guess it is possible to get used to it but I sure would rather not if given the choice. It's a whole other world, maybe not better or worse but surely different. If you haven't visited there, you really need to take a road trip to see what you are getting your family into so you won't be so shocked - it's not called Hotlanta for only the nightlife.

Well we actually have a 250K-300K price range. We'd like to find a nice suburb to raise our family. Roswell seemed like a good fit, but not with that kind of commute to Duluth. Schools and the crime rates are very important to us.

I grew up in Dayton and I love it here! We are very upset at the idea of moving. I don't like heat or traffic

I do not know the suburbs that well (ITP resident here) but what's wrong with Duluth, it is a suburb itself.

I've lived in Atlanta for almost two years now. I don't live in the suburbs where most the bad traffic is so I can't speak too much to the traffic issue as it is not an issue in my daily life even though I do drive 15 miles to work.
Weather: It is NOT hot hot hot most of the year. Look at average temps on National and Local Weather Forecast, Hurricane, Radar and Report. We have a nice long spring and fall which is lovely and we actually do spend time outside and do not go from a/c car to a/c house, perhaps in Texas but not here. Summer can be hot and humid (3 months at the very most), but so can New York, Chicago and much of the country. Coming from a colder climate I love it, especially when we are eating outside on a beautiful day as there is snow up north. If you want to avoid the heat you can like you say, just like in northern states you stay inside and avoid the cold when its January.

Without knowing a lot about it Gainesville seems like a nice area if your looking for a smaller place plus the lake is there. I'm curious as to the negatives on Gainesville. Can anyone elaborate?

However, I do have a general question. Any areas N or NE or E of Duluth where the communities have areas that houses have at least an acre of land up to 5 acres? I've seen some nice homes on real estate pages but they all seem to be on quarter acres or less.

a quick google search for crime shows 1,533 violent crimes in Dayton (pop) 160,363 versus 31 violent crimes in Duluth (pop 23,119) which would mean crime is greater by percentage in Dayton. Now granted Dayton is a bigger city and such and you probably don't live in the city but just a quick comparision.

Yeah, we actually live in a suburb near Dayton. . .Centerville which has a much muach lower crime rate
