Default purchasing a legacyhome

thinking of purchasing a legacy home . the price seems really affordable

is something wrong with this builder.

I just terminated a contract with Homelife Communities, the CEO of Homelife is brothers with Legacy. DO NOT BUY A LEGACY OR HOMELIFE COMMUNITY IN SOUTH FULTON!! Or no where else for that manner. I discovered that several Homelife and Legacy Community homes do not have gutters and downspouts all around their homes. This can cause serious foundation problems in the future, since all the water run-off has no where to go, it will end up seeping back into the ground towards the foundation, and also cause roof leaks. Before I decided to terminate my contract, the builder agreed to do it for me (take the gutters all the way around), but told me that if my neighbors asked, tell them I paid someone to do it. My thing is as cheap as gutters are, how could you NOT just take them all the way around! Honesly, I would look elsewhere, Legacy and Homelife cut corners on quality to cut costs. That's why you tend to get "more house for your money." I have driven through several Legacy and Homelife communities to attest to this. Trust me, look else where; people do not research because they are buying these homes left and right.

If you do purchase one, make sure you tell them to put the gutters and downspouts ALL AROUND THE HOUSE AT NO CHARGE. Morally, I just could not deal with the fact that I had to ask them to do that.

Default Don't Do It!!

In case you haven't already, I do NOT recommend them. The work has been questionable and shoddy. When we were writing a contract, they hammered us with the merits of using their preferred lender and the consequences of not using them. They almost had us scared enough to do it -- even though we had financing in place. Now we are almost two weeks past the second closing date and still no house. Living in a hotel with stored furniture and can't get a date for a walk through. The house can't even pass their own Quality Control!!!

Then I would definitely advise you to go elsewhere; even though you will be out of your earnest money, if they are having that many problems before you even get into the house, then imagine what you will go through once you are "stuck" with it after you finally close.

While they are not perfect, you cannot beat their prices. You will pay a lot more somewhere else. These people on this board offer no alternative to the same size home for the dollar. Having gutters installed is a very minor issue to the well versed. Are gutters worth $40K that another builder will charge for the same size of a home?

I imagine to some people because of the foundation problems, I think it would be an issue, especially considering the actual experiences that people are going through with the purchase of these homes. In the end, it is completely up to the buyer, but, people prefer what they prefer, and personally, if I were getting the runaround, I would look elsewhere. That's just my personal opinion. Most Legacy Homes START in the $170,000 range; there are resales in better condition that already have equity in them for less or equal to that. Brayson Homes offer quality homes in that price range.

When you see water leaking in your foyer, basement, or water damage on the ceiling, the "minor issue" of gutters can become "major." I am speaking from some Legacy and Homelife Home owners. Gutters don't seem like a big deal; that's why they do not have to be all around a home in order to build them up to code. But when something as minute as gutters cause such major water leakage problems and foundation issues, why deal with that?

Again, people can buy where they want. Some people are happy with their Legacy Purchases. In the end, you are the ones making the investment so it doesn't matter what anyone on this forum says.

I understand you are speaking from 15 years of new construction experience, but I am speaking from people who have bought these homes. To some people, they want to focus on QUALITY over QUANTITY. I know people who've bought in both. Personal experiences count a WHOLE lot.
