I promise you that those voting for Dunwoody hardly ever go downtown for anything and probably don't travel very often. Both places have everything that you're looking for but Smyrna (especially just inside the perimeter) has much easier access to downtown while avoiding traffic (you don't need the highways), is younger, and closer to the airport. It's also still growing despite the slow down so that's make it a mmore pormising area in which to invest, in my opinion. The "redneck factor" and the "snob factor" is ridiculous. You'll find plenty of both no matter where you live.

Then your promise goes unfulfilled since I live in Dunwoody and work downtown. I also would be curious how you define "growing" and would actually argue that "growth" is the not a good thing. Growth is simply not possible any longer in Dunwoody which, I would argue, makes it more appealing as an investment...basic supply/demand. More housing starts = more supply in an already diluted marketplace. I am not arguing that Smyrna is a good place to live, it is great, just disputing your assertions.

I have been renting an apartment in Dunwoody after moving from Pennsylvania, Dunwoody is the best place as how I saw it, in terms of everything! However, there isnt much newer construction in Dunwoody, maybe everything is above $600k or so, There might be some good resales though...
We have looked for single family homes in duwoody (5 -10 years old or so) and are still out of luck finding something we like there, since I work donwtown, we are considering Smyrna as the commute time is a big help..

Both areas are nice and pretty much equal in my opinion. However, Dunwoody does seem to have worse traffic, but I could be wrong.
