Southeast Cherokee County
[SIZE=2]We are thinking of making the move from North Sandy Springs right off 400 to the Southeast Cherokee County area. I work in Buckhead, and have decided I will tolerate a longer commute in order to get out of a condo and into a home with a yard. I'm thinking I can take Hwy 92 to 400 and then south to work. I prefer older wooded established neighborhoods, but I would gladly look at new build or newer home areas. We'd like to keep the cost under $225K. What neigborhoods, areas, zip codes, etc...are east of Woodstock, but not out of Cherokee County. We "may" consider a nice area in extreme northeast Cobb, near this Cherokee area. We have an 8 y/o and want a good school for her also. Any suggestions appreciated!

92 to 400 will be painful, especially during rush hour- too many traffic lights. You'd be much better off, IMO, moving closer to 575 or 75, and either taking 285 to 400, or taking 75 down to 85N back North. I know that last route sounds a bit convoluted, but it's a viable option, as it avoids the top end of 285.

There are no cities east of Woodstock in Cherokee county. Woodstock is the furthest south and east in Cherokee county. If you go north from there you'll hit Holly Springs, Canton, etc. On the SE of Cherokee county is Fulton and the NE is Forsyth. You may want to concentrate your search there. But if you really want to stay in Cherokee then I recommend Woodstock because it's the furthest city south in the county.

I live in north-east Cobb in the area of 92 and Mabry Road, basically where Cobb, Cherokee and Fulton all meet. So I'm very close to where you're planning to move, but on the Cobb side.
There are some decent affordable subdivisions in south Cherokee off Trickum, I believe. I don't recall names. Note also that a small portion of southeast Cherokee is actually in zip code 30075 (Roswell).
About commuting, my long-time cubicle neighbor at the office (in Sandy Springs) is a Woodstock resident. He takes 92 to Mabry then Johnson Ferry into Sandy Springs. Says this is much preferable to taking 400. Of course, your commute to Buckhead would probably have to take you on 400 at some point. However, 92 to 400 is really bad in the mornings.

Woodstock is a beautiful town. That's where we are moving soon (whenever we can get our current house sold). We are having a new house built in a neighborhood just north of Woodstock. Since it is not yet an established neighborhood this may not work for you. But I know that there are lots of communities (new and old) along Arnold Mill Road and from there south to 92.
I agree with what others have said: 92 to 400 would be a bad commute. Our new house will be a mile from 575 and my wife (who also works in Buckhead) will be taking 575 and 75 down in to town. I like the idea of 75 south to 85 north: I will have to mention that to her. But the reverse will not work in the afternoon. 85 south from 400 is horrible between 3 and 6 pm all the way to I-20.

Depending on where in Buckhead she is, it's sometimes easier to sneak across the surface streets to 75. There's areas of Piedmont Road and Peachtree that can get you across onto W. Paces Ferry and onto 75 at exit 255.

She is at Piedmont and Peachtree. How bad is W Paces Ferry to I-75? I was going to suggest that to her but I didn't know how badly that backs up (and we haven't moved so it isn't an issue yet). I was thinking Piedmont to Paces Ferry as I suspect it is less backed up than Peachtree, altho that means she has to make the left turn on to Piedmont.

It's been a while since I took that route- I had a three-day seminar on Piedmont just off W Paces a few years ago. I was leaving the training at around 4:30-5:00 each day, and there wasn't much traffic at all on W. Paces. That could be entirely different now, or course.
