Agreed. I'm wondering though whether these retail tenants signed lease agreements with intentions of being part of the other components? Also, how easy or difficult would it be to build the "bases" of his buildings and fill them with retail, and then build the other components on top later?

I thought I read somewhere that the retail portion was at least 70% leased. I guess it's the condos or office space above the retail that's the issue.
