I'm near Dacula highschool, right off HWY 29 (I think it becomes HWY "8" after you cross over 316). Almost into Auburn. All those places you mentioned are really nice though. Hamilton Mill is very nice, but the people aren't quite as nice over there. Lots of snooty rich snobs.
It's quiet out here. I can leave my doors unlocked at the house and not worry about it. All the neighbors look out for each other, it's nice. I've never lived somewhere like that in my entire life. Was a military brat growing up and always had to live where the military said so

Suwanee is neat! Anything, except for Stone Mountain, is better than Snellville though (exaggeration, do not try to live near "The Bluff" for example).

Sellville to me is not a bad area, very spreaded out, but you have to think of the old mind set in this area, very country people that wasn't ready to accept change. Yes I do agree that 78 is very congested with traffic, but ther are other areas that are just as nice. People in GA are very territorial and never are accepting of outsiders. They think that their generation of familes are the only people that should have the right to the land and to reside there and this is in any small town in GA. I say go for it or atleast somewhere nearby the growth has been amazing and is still coming.

I'm near tribble mill and the new Harbins park (Archer HS). It's pretty quiet over here. I put my alarm on, but I feel very safe since not much happens around here.

It becomes 29/8 once you cross 316, rather weird. Even in Auburn, which is in both Gwinnett and Barrow County. Heck, the Auburn zip code even stretches over 124 on the north side of Hamilton Mill. I think Dacula ran out of Zip Code space
And Hamilton Mill and the area is nice on the north side of 316 also, not all of us are snooty rich snobs. In all reality all the snoots you talk about are snooty "we think we are" rich snobs as most of those types are on bare tires with their Escalades and running away from the collection reps. Most of your earned rich folks are just plain Joe's and Jane's that you would never know are rich.

Snellville or Lawrenceville?
I live in Lawrenceville (zip 30044) but near Snellville and am in the Brookwood School district. I love our neighborhood, Flowers Crossing, but will be moving now that my daughter has graduated from high school. I moved here for the schools as we were in the Snellville area near hwy 78 and the schools there were the pitts! That would be the Shiloh cluster and boy, was that rough!
I commute to Emory University so need to move in closer even though it will be a good bit pricier in close to Decatur. We have updated our home for resale so it'll be turnkey and feel that this subdivision holds it's value because of the schools.
Good Luck!

I live in Snellville in one of the neigborhoods off Mink Livsey Road and I think all the ones chiming in here with gloom and doom (that don't live here) are full of it. In my neighborhood, it is beautiful, diverse and friendly. There are no rentals or section 8 around. On the other hand, I have a home on Norris Lake in Snellville, and it's a world apart, but then you are talking about $150,000 difference in price. It's the same as that everywhere.

I think you guys scared the Op, he/she hasn't returned. As for everyone saying Snellville is awful, its all in perspective of what one think is awful. I moved here from a bad area in Brooklyn, NY, so Snellville is a walk in the park to me, however I can see how others can see it as a bad area. I will eventually move closer to the city, I cant stand the suburbs.
