I have the chance to purchase a large home in Villa Rica (Mirror Lake) for almost nothing! But the drawback is that I would be working near the Dekalb Peachtree airport in NE Atlanta. The house is 43 miles from my work door to door. I know the guy who bought this house brand new in 2003 and is selling it to me for what he owes on it which is about $40,000 less than what he paid for it six years ago. It is almost too good of a deal to pass up but what would the commute be like? It would be pretty bad until I hit I-85 in downtown heading North then it would be a reverse commute from there right? Anyone have an idea how long it would take me to get from Mirror Lake in Villa Rica to Exit 91 on I-85N (this is the exit my office is located)? Thanks!!!

During rush hour(s).... expect maybe 45 minutes minimum under OPTIMAL (rare) conditions... 1.5 to 2 hours if backups or accidents are in-between you and work. It's a long drive, and in the Winter expect to be driving directly into the sun during the Winter months as well. I wouldn't call it pleasant.

If you're the type who loves to drive and finds inner peace and well being within your car, you'll be fine with it. Otherwise, you might find that $40,000 savings might not be worth it after a few years of that commute.

A couple of thoughts to ponder. Is a large house in that area what you want. There are properties all over that you can get for $40k less then what they sold for 6 years ago. If this is for a primary residence make sure you like the area and not just the house.

There are several great mid-century neighborhoods around your new job, if you don't mind a brick ranch on a large lot with mature trees. It's a nice part of town, and is still pretty affordable. Don't let the "look" of the arterials fool you, there are some hidden gems all over this area.

I would talk to a realtor with a lot of knowledge of NW DeKalb.

That might not be the best deal in Mirror Lake. There are many homes selling, in foreclosure, for $0.50 on the dollar. People are buying homes that were over $800k for $400k. There are plenty of bargains now.
