Life outside of Hamilton Mill
Hamilton Mill is kind of out of our price range. Though I'd love to live there!
Are there any other subdivisions in Buford that are popular, nice, family friendly?
Of course they won't be as upscale as Hamilton Mill, but what comes next (right under Hamilton Mill)?

What's your price range. There are plenty if homes in Hamilton Mill in te low $200's. Some less

180-200k...I would go to 215k if I knew I could negotiate down to 200k.

Do you have a realtor? Because if you have really narrowed your search down to this area (and I think this is the best bet for all that you asked), then I would go ahead and talk to a realtor. They can send you all the listings you need. I would stay in the Mill Creek High cluster though, that should keep you in the area you desire. Also, home prices right now are pretty subjective, so I wouldn't worry about trying to trim some off the top.

Have you looked into Dacula? It is a neighboring town, very family oriented with beautiful homes within that price range. It also has a brand new elementary school and a very hometown feel.

You can look in Dacula 30019 and Auburn (Gwinnett) 30011
Hamilton Mill on the east side of Hog Mountain Road will be in your price range.
Also you can go to Appalachee off of Dacula Road by Ingles
Down 324 you will come to Fence Road, this is the Auburn / Dacula area.
On Fence North you have Yorkshire Estates, on Fence South you have Cotton Fields, on 324 past Fence heading east you have Brookside Crossing.
All of these areas are very nice and equal housing as Hamilton Mill less the $800 per year fees.
The Dacula / Mill Creek School clusters are listed as some of the best in Georgia and in the nation for that matter.
Anything in the Hamilton Mill or Mulberry area is nice.
When the market returns anything on the 324 corridor will come back quickly. The main reason is the straight 7 mile trip to the Mall of Georgia, quick roads to 316, 30 straight line miles to UGA.
