Cumming - Majors Ridge on Exit 13/400 ???
Hi
We are on the look out for a single family home in JohnsCreek/Alpharetta/Cumming area and found this new community with good schools,and great floor plan.. Any inputs on this builder Lowes Properties ? The subdivision seems to be very calm and just a walk to Avenues of Forsyth and also walk to excellent elem/middle schools right across the community and best of all is under 2 miles for 400. down side is no tennis  only pool and community center.For more info New Homes in Cumming* GA
We are getting around 3500 sqft with basement for under 340K ! Lots of options like wooden living level,deck,patio etc.. what say you all ?

This is a tough one. I like the location of this subdivision (close to everything, good schools, etc). However I am not sure if I would buy a home here myself at that price. It would probably be a great place to live and you are definitely getting a lot of house for your money, but I would worry about reselling the house. I think most people around here expect/want all the amenities. Plus there are many empty lots in that neighborhood that may scare other buyers off. Who knows how long it will take for those lots to be built on. I don't know this builder at all. I know a few people who live in the subdivision next door Majors Mill, but they had a different builder than the one you asked about. I have seen so many neighborhoods abandoned by the builders/developers that I am now more reluctant to go into a half way built neighborhood. If you really need a 3500+ sq ft house this is probably the best place for the money, but if you can go a little smaller (or are willing to spend a little more) there are some other neighborhoods you may want to consider. All that being said I don't think this is a bad neighborhood. If you do decide to purchase it I would do some very careful research on the builder and his financial situation. Also I would try to negotiate that price down as much as possible and make sure you have a good lot (yard, privacy, etc).

Thanks a lot.. BTW it is like 70% sold out and the builder has lot of communites completely sold out in other areas of Atlanta and quiet sold funds in his name - All the residents vouch for the builder and are very happy about the construction.. we found couple of more leads who have friends in the same community and the builder expects a completely sold out community by Spring of 2010 which is a realistic one I guess. Schools are walkable ( elem and middle) and are on par with Fulton in scores.. From August, they have sold more than 8 homes and that is not bad at all- we were thinking of on ready built home but that is gone in a week! So we are more inclined towards getting one built( they are semi custom homes) and close it by Summer 2010 - Will give more updates soon !

I just wanted to chime in and say that I have lived in Majors Mill Crossing for about one year now. I have had great experiences with the builder and my neighbors all have great feedback about Edwin Lowe. I'm sure you can find plenty of homeowners within both Majors Mill and Major Ridge willing to share their experiences, it is a very friendly crowd! I prefer Majors Ridge to Majors Mill, mostly because you have more land around the homes as opposed to the the "cluster home" concept. I feel the homes are an excellent value for the money. My neighbor just purchased a home built by Lowe and got $25k off the asking price, so definitely try and make a deal if you decide to buy there. The location is excellent and traffic is no problem for me when it comes to getting to 400, etc.

Thanks for your informative feedback. As you have rightly pointed out it is surely a value for money and if all goes well we might sign a deal before Thanks giving ! Will let you know and maybe we can be neighbours..
How about the schools around and the traffic during peak hours in majors road? How are they maintaining the Pool /Rec area ?

I never have any issues with the traffic, and I leave around 7:15 in the morning and come home around 5. It is very easy to get around, especially once you know the back roads.
The pool and clubhouse are pretty good. The pool is small, and it is shared between the 2 subdivisions, but it is adequate. They probably should consider expanding it once the neighborhood is 100% sold.
