Up. Given a 10 year horizon I think any good/decent intown area will appreciate as the trend of people moving closer in will continue.

I think Buckhead's real estate values for single family homes will slowly climb over the next ten years, as there really isn't any land (that i've seen) for new development.

Condos on the other hand, i think will be the same for a while (or maybe continue to drop) since there is so much inventory, and i think once the economy bounces back developers will once again build more towers.

I agree nyte3k, there isn't much land in Buckhead for construction of new single family homes, mostly resales, or people buying tear-downs.

I hope developers will be smarter this time around and not build more condos, (I think they got the message, but who knows) the glut is ridiculous and for those trying to buy you want to know 5 or so years down the line there won't be more condos to compete with if you choose to sell.

While other neighborhoods in the city will have there ups and downs, Buckhead will always be Buckhead- It's the jewel of the city, so it will always be a place where people will want to invest, work, play and live.
