Hard to beat Alpharetta, especially if working there. Is Alpharetta out of the budget?...... prices have dropped.

Reason why I say this is that I have sold in Forsyth to people who really wanted to live in Alpharetta but today wish they would have stepped up a little to be in Alpharetta. Not knocking Forsyth, it's just that Alpharetta is the complete package.

This is sort of off-topic, but today I happened to speak today with a woman in her 80's who has lived in Forsyth County her whole life. She lived in an area in south Forsyth that is now "fancy houses for rich people" as she put it, and talked about growing up on a farm where they used mules instead of a tractor well into the 40's and 50's, grew cotton, and had to drive to Gainesville for the "big city" - a trip to Atlanta was too far away on all the dirt roads. She also remembers when they paved the first road in her area, well after she was married and had kids - they were happy to get rid of the dust. Her husband grew up in Shakerag (now John's Creek), and had to go to high school in Roswell, as that was the closest one in the county. How times have changed!

All of the areas you are considering are very nice - Suwanee, Johns Creek, Alpharetta, Duluth, etc. We live in southern Forsyth county with a postal address of Suwanee (zip code 30024), which is outside the city limits. We are just across the borders of North Fulton and Gwinnett counties. We purposely moved back to this area because of the great community, excellent schools, and lower taxes. There are no racial issues here; we've not seen or heard of any, and we moved here the first time almost 10 years ago.
