Hi Atlantans!

We drove around and fell in love with Governor's Preserve. The houses are in our price range (<$350k) and the community is beautiful. We've been living in a townhouse in Roswell for 3 years, and have outgrown it! We're so close to the 400 and only 25 mins from downtown.

But we cannot get that much house, brand new, in Roswell. So what's the deal with that Canton area? Thanks!

I can't speak to the Canton area but what is the deal with brand new houses for those that live in the suburbs in Atlanta. It seems almost universal that when someone posts on here they say they are looking for a new house.

We looked at both new and old construction when we were looking for a house four years ago, and we found that we could find a considerably better house (where better means more than just "larger") in a better area if we were willing to look at older housing.

Our house is 23 years old. There will be expenses coming down the road for us eventually, but every second living here has been worth it.

Depends on what you mean by "what's the deal with the Canton area". Cherokee County overall has been experiencing some very fast growth prior to the current downturn, and is a great mix of suburban/rural living, IMO. The big challenge for you may be the distance from Governor's Preserve to the amenities and highways that you're used to. You mentioned both 400 and downtown- you'l be the better part of 30 minutes to 400, and just under an hour to downtown with no traffic.

I think it's one of the plusses of living in a growing market- you don't have to settle for someone else's "used" house. Having done the "buy, fix, repair" thing with our last few houses, we knew we wanted to buy new so we could get exactly what we wanted, decorate it how we wanted it, and not have to worry about the constant repairs, etc., that come with a "used" home. Having a warranty that allows you to pick up the phone and have issues addressed quickly is a big plus too.

It's like buying a new car vs buying used- sure, you can save some money with a used car, but it's just not the same feeling you have when you're driving a new car and don't have to worry about repair bills, etc.
