We are coming in this weekend for our first possible relocation trip to Atlanata to see the Cumming and Suwannee areas. We dont want to bother with realtor for this trip as we are still in the research stage. We would like to see some of the neighborhoods in the good school areas that might have models to see so that we can get an idea of what kind of house we could get. We are looking the 350,000-450,000 , we would prefer swim , tennis with larger lots and close to lots of walking and biking trails.. Any suggestions as to what developements to look at and where. I like the sounds of the Chattahooche River Club for locations and equestrian facilities, any info about that one.

Windermere and the surrounding area, Old Atlanta Club, Grand Cascades, and plenty more off 141, Old Atlanta Rd., Majors Rd., Old Alpharetta Rd.
But wondering around aimlessly like this will get you nowhere fast. Working with an agent can narrow things down quickly for you- and will specifically know where available homes are.

I agree. Also, most new home communities ask you to sign in. If you come back to this neighborhood afterwards w/ an agent you have lost out. Once you've signed in or built a reputation with the on-site agent, they will not honor your realtor afterwards. An agent can be invaluable when it comes time to negotiate.

It doesn't cost you anything. Wherever you buy, they get paid by the seller's agent.
