New to the forum here , have read many threads and searched , but looking for more specifics in regard to developments / subdivisions.

My family is considering a move from suburban ( large master planned community ) Houston to Atlanta and potential employer has suggested Suwanee , Alpharetta , Roswell. Office commute is not a consideration.

With only one kid ( HS Jr. ) still at home , we would like to downsize the house in an upscale community. Our challenge appears to be that most of what we see is 5 - 6 bedrooms.

When we were looking at middle Tennessee , we found a new urbanism community ( Westhaven ) that appeared to match our desires.

Our perfect looks something like this :
- Great neighborhood ( prefer non gated )
- Great deed restrictions
- Under 3,000 sq ft / 3 bedrooms
- 3 car garage either alley entry or detached in rear ( primary objective is that the community landscape is not dominated by cars / trucks )
- Great public High School
- Ability to walk to something would be great
- Open minded moderates who can think for themselves would be nice

We will be in the area in a couple of weeks and would love to give the wife some specifics to drill down on while I look at the business.

Thanks in advance for helping us drill down on some communities.

If you are looking for new urbanism, then I would look at Centennial in Roswell and Vickery in Cumming. Both are Hedgewood communities, affluent, and in desirable school districts. Also, there are homes around the Suwanee town center that would match the new urbanism ideals, however they are under your budget. Hope that helps!

The crabapple section of Alpharetta would be a great spot as well.

I agree with the suggestion for Crabapple in Alpharetta. If the commute is not an issue you may want to consider Peachtree City, a planned community south of Atlanta connected by 90 miles of recreation paths.

The Crabapple area is nice, but don't those homes start in the low $600.000"s?

There are homes in the crabapple section (Milton/Alpharetta) for under $600K in neighborhoods like Kensington Farms, Crabapple Chase. There was a new subdivision where the homes were built on small lots that were 600K but have since gone down in price to the 400's or so as construction has halted. This area feeds into Milton HS and is walkable from some of these neighborhoods as is the newer village they built. Further down Crabapple in Roswell are some subdivisions like Edenwilde or Wexford that are walkable to some shopping centers and schools. There are also some subdivisions near downtown Roswell (very charming) although I don't know their names.

Peachtree City is really not a walking town. There are 90 miles or so of golf cart paths that are quite fun to drive.

Decatur is another community (an older suburb) close to downtown Atlanta that has a downtown that is walkable. Dunwoody also has some neighborhoods that you can walk to their villages but it is part of the Dekalb County School system.
