Default 5-10 Year Forecast of these Atlanta neighborhoods.

If you could make predictions of the following neighborhoods/areas, in the next 5-10 years, what would they be? Are they worth settling into/buying?

Let's put the economic downturn out of the way, Atlanta on the rise again, many companies hiring, more people moving in etc.

1. East Cobb

2. SW Atlanta, (W.Camp Creek area)

3. Marietta

4. Peachtree City

5. Fayetteville

6. College Park (Adding it, for a purpose....keep on reading)


This stemed from a conversation with some friends that decided to live close to the city. They moved from the Northeast to College Park (non Historic, if it means anything to some). To clear some preconceptions of them being AA, they're not. They're both caucasian, and think being closer to the Metro Atlanta benefits them, and think once things pick up, and the real estate market picks up, as well employment, the area will get a more diverse make up. They think they've made the right moves. (They both work intown, and take the train to work, from the College Park station)

Areas that are mentioned here often (Reynolds Park, VA Highlands etc), were not offering them a good bang for their buck, so they looked at the area (CP), settled, and like area. Some people will call them brave, I just call them visionaries and idealists for the moment.

What caught my attention though

The mentioning of gas prices rising again, once people start working, spending, and driving more came up. Hence their decision to live there as one of the reasons. They think more people will leave the far out burbs to move closer to the city, as well as people coming from elsewhere to these areas.
They also think there will be more open and like minded people like them to move into areas such as College Park, East Point since everyone cannot live in Va Highlands, and closer intown.

My wife thinks East Cobb is a safer bet, especially since the kids' future school is there now. I have been looking at other private schools closer to Atlanta (thank you Aries ), but since they've already been accepted, she wants to stay put for now.

I honestly think West Camp Creek is really nice. My wife agrees, but she is worried about the schools, and future property values etc. For my constant travelling, it would work out best for me, but I can't only think of myself. I'm pretty flexible. My wife works at Piedmont Hospital at the moment, so I have to take her travelling into consideration. (she commutes from Castleberry Hill now)

Race aside, what's your say about the area? I'd love to see actual residents to chyme in and share their experiences.

(I dont want to hear biggoted rants, just facts . Thank you).

Economic and Education levels mean more to me than race, so I have kept a very open mind about the area. I am also curious about Fulton Taxes, versus Cobb's. What's your Fulton or Cobb water bill like? (let's say for a 4Br/2.5 bath house). I know it will vary.

Let's talk.

I thought of putting a Poll, but would rather get a discussion going instead. Polls would mean very little in this case, since some people would just make their choice and not add any comments.

You're also free to add any other areas you think will do well in the next 5-10 years, if you want.

I agree with you. I see more growth in the Camp Creek area.

A few weeks ago, I drove Camp Creek/Thornton Rd to I-20. I never realized it was so much undeveloped land still in that part of Fulton County.

Though, with what has been posted about East Cobb on here, you can't beat it on the taxes and their well renowned schools (well, your kids are going to private school sorta negates that point for you but not at resale).

Don't believe you could go wrong with either one in planning for the future...

Our water/sewer bill in Cobb (two people, 4 BR, 2.5 BA) tends to either be $49.59 or $58.08 depending on usage, with roughly 2/3 of that being sewer charge.

It'll get up around $70-80 or higher if we run the sprinkler system a few times (three zones), but we normally don't run them. I don't think we've ever broken $100 for water+sewer except when the sprinkler system main broke. That made a little lake.

FWIW, I think the southern Smyrna and Vinings areas in southeast Cobb will continue to do well over the next 5-10 years.

I see the Camp Creek area (god willing) turning into an edge city of sorts along the lines of perimeter. I don't think we'll see a mini skyline develop or anything, but I do see it creating a mass of white collar, airport centered jobs as well as a good deal of industrial/distribution jobs. The area will be mainly black middle/upper middle class and hopefully be very nice.
