We recently moved to Decatur and are renting in 30033. Spouse works on Clairmont close to the VA and I work off of Moreland Ave a few miles north of 285 We are wanting to buy a 3/2 home or maybe townhouse in the range of about 250k. We can go a little higher, if we have to. Prefer a smaller yard with lower maint. We want something inside the perimeter, as neither of us want a long commute. Low crime and access to parks/or PATH would be important too. Want something in great shape, as we don't have great skills in home repair. Lower taxes would also be great. We would consider staying in 30033. We love Virginia Highlands, but it is way out of our price range. Any thoughts on what neighborhoods we should target that are safe and afordable?


1. Budget- 250kish
2. House/Condo/Townhome- prefer house, but would consider TH
3. Employment Status- both work ITP
4. Children(public school vs. private)- no children
5. Suburban or Urban lifestyle- walkable neighborhood with some restaurants close if possible
6. Easy access to public transit- we have cars but sometimes take marta
7. Preferable demographics - don't care - but mix of nice people of any ethnicity or age would be fine

Considering your commutes, I would recommend where you are (30033) or even adjacent zip 30329 (unincorporated DeKalb, Atlanta address). There are some neighborhoods within those zips that are very well-located and within your budget:

Briarcliff Heights
Woodland Hills
University Park
Nottaway
Medlock Park

These are a few that come to mind.

Also, there are some townhouses behind Lowes (Edgewood Shopping Center) that are likely in your price range. The first phase (about 8 townhouses) is sold and they are building a second phase now. Some friends of ours bought in the first phase for <250K.

You'd technically by in the Edgewood neighborhood. You'd be convenient to the shopping center and MARTA. And you'd have a great skyline view.

I think the street is Marion Place.

I just ran a search on FMLS and found 82 detached homes and 13 townhomes priced between $175,000 and $250,000 in 30033, 30030, 30307, or 30317, so you'll have some options in that price range. Your big decision will be in what neighborhood do you feel most comfortable. I can set you up with a custom web site to show you properties meeting your search criteria if you'd like.
