I live on the other side of the river in Aiken, SC. You could buy a beautiful new home for that here. North Augusta, SC is also growing. SC is discussing doing away with property taxes......

Since you went shopping in outskirts of Atlanta recently, what conclusions have you come up with? We are contemplating flying out there to check it out as well...considering buford and cumming...did you check these areas out what did you think? Where are you living now?

Well, actually I only spent 3 days there. My flight didn't land til' Monday afternoon. Tuesday (wouldn't you know it) my realtor wasn't feeling well and cut the day short, which left Wednesday as my only full day. Trust me its not nearly enough time. She took me to the South Fulton area, Fairburn, Lithonia, Conyers areas. I liked the areas that I saw, but want to visit Douglasville on my next round.
Sorry, I didn't get to the areas that you mentioned. I would suggest spending a minimum of a week and also renting a vehicle in case your realtor only wants to show you 2 or 3 properties at most per day. There's a lot to see, and 2 or 3 stops are not sufficient (especially is you are a real shopper!)
Make sure that you have a good navigator in the car with you, because I myself could not imagine trying to read directions while trying to drive in this unfamiliar territory where the cars might be speeding by at 80 miles an hour. (I don't know what was worse.....my realtor was driving at 80 miles an hour.....but I lived to tell the story thank God!!)

Augusta is GA second largest city , Evans is not a city but would automatically become the 4th largest in the state. The outskirts of augusta in biggest & traffic. 1. Evans(most develop and congested) 2. Martinez(congested alone in certain areas) 3. North Augusta(houses on the river closes to downtown augusta) 4. Thomson(30 min from augusta) 5.Grovetown (5 to 10 min from Augusta Mall without evans traffic) 6.Waynesboro(30min from augusta) 7. Clearwater(in sc) 8. Hephzibah(25 min from west augusta it is more isolated very quiet area) 9. Wrens(very small have to drive to augusta to do most things) 10. Harlem(20min to aug)
