Airforceguy posted the article yesterday, but the topic deserves it's own thread. What area besides the CBD will experience the largest growth of millennials? I'm including the places right outside the urban core(Summerville, Midtown, and Forest Hills) also.

The business boom in Augusta is set to bring more people in their 20s and 30s to the area, especially downtown. In fact, a lot of millennials are moving to Augusta because of the growth that’s already started. And as the new companies announce their arrivals we can expect more.

1. Medical District
Pros: Job center, high income, and Augusta's University new dorms
Cons: Lack of space which leads to high rents(Canalside rents up to $1500)

2. Olde Town
Pros: Artsy, liberal, and could become the first gayborhood in Augusta
Cons: Not a lot of space for new construction. Easy for young millennials to become priced out in the future.

3. & 4. Summerville and Forest Hills
Pros: Prestige & reputation
Cons: Can't build anything without certain requirements and not a lot of existing affordable places.

5. Midtown
Pros: New affordable construction, more affordable than Summerville/Forest Hills, and close to growing restaurant/entertainment scene.
Cons: No sense of identity

6. Laney Walker
Pros: City's redevelopment initiative & neighborhood history
Cons: Safety

7. Harrisburg
Pros: Cyber Works at Sibley Mill and near future redevelopment opportunities(King Mill & Martha Lester School)
Cons: Safety

9. Bethlehem
Pros: Cheapest place to live among every area & city's redevelopment initiative
Cons: Safety
