Was downtown today and saw a couple of new construction. The emporium (luxury condos), Go green (energy efficent vehicles), Green building (residential/commercial), and SRP bank.

What else does Broad street need now?

More residential/commercial/entertainment what?

Broad could use a movie theater, grocery store, & parking garage.

There is already a parking garage just off Broad St. that is hardly ever used

Some more upscale retail shops would be perfect. Broad street already has alot of bars, clubs, and cafes. But could add a couple more. Housing lastly more condos/lofts/townhomes. A big park where you can roller skate, jog, play basketball, walk your dog, walk to diffrent suburbs, swim, and ride a raft in water is another good idea.

Some people don't feel as safe on lower broad like they do on upper broad. So a police substation with 2 or 3 patrol cars. The rest of the transportation would be bikes. Then the other's on foot partrol.

I think the perception of safety of lower broad has to do with the fact that it is just less busy than the upper broad. People tend to feel safer where there are lots of people. And the businesses that are on the lower broad tend to cater to a more seedy element... pawn shops, strip bars, liquor stores. One thing that could help is get better lighting all along Braod Street.. and get cops walking a regular beat in teh district.

The Broad Street area needs more residential first. But to really attract people to live downtown, Augusta has got to expand the Augusta Common to the river per the plans already formulated and put in work on connecting the Augusta Canal Heritage Trail to the North Augusta Greeneway. And Augusta needs to make using these parks safe. I mean if not for parks and outdoor recreation and downtown restaurants, why would anybody want to live there? And if nobody wants to live there, how can that many more retail establishments/restaurants survive there?

Living downtown can be difficult.

Issues with parking (some of the lofts do not have parking spaces out back, so you leave your car on Broad St and get a ticket?)

Issues with percieved safety - police presence is not as great as it was months ago. CADI patrols...Very seldom come down below 10th and Broad.

Vandals and thefts - I know of at least two shops that have had front windows broken and items stolen - smash and grab...

Less shops open/opening - In the past two years, we have seen two proposed businesses (Augusta Common Grill and a Jazz club) between 8th/9th on Broad not open due to poor funding or business red tape. I'm sure that there are others further up Broad.

Several other businesses have failed - Bull Dog on 9th, second part of Blue magnolia, massage therapy, The english pub over by the cotton patch, 2nd restraurant in the White's building, Tap-Tap (changed to Poor Boy shop only open during the day), White Elephant,

So what do we need?

A detailed plan to use the Riverwalk area and turn it into a Restraurant Row (can you imagine a Joe's Crab shack, Cheeseburger in Paradise, Bubba Gumps, Aiken Brewery and a sports bar all linked by the Riverwalk walkways?). Add Cart vendors in the area (Chicago's Navy Pier or Baltimore's Inner harbor). Open up the area around the Augusta common for Restraurants/bakery/coffee shops that open onto the common.

A vibrant retail area - Gap/Old Navy, Urban Outfitters, Trader joe's, a coffee shop (please stay open past 7 pm!!!), ice cream parlor, an italian/french bakery, a real Deli, the list is endless.

And a group of people in the government that understand that by driving this type of development with the right kind of incentives with the right type of security be become a self fulfilling plan...

I heard today that they might be building a parking garage behind the 900 block of Broad St. (other side of White's building... behind Merrill Lynch & News 26).

What does everyone think about this location? I went behind there today and it seems like it is conveniently located to a busy part of Broad, and good empty space currently.

Thoughts?
