Grovetown, Thomson, Hephzibah, Edgefield, Waynesboro

Pros

Grovetown- commute to Augusta, I-20 exit, Columbia county is growing west

Thomson- big construction projects downtown, three I-20 exits, airport

Hephzibah- plant vogtle, will have own suburbs in the future with several fast growing residential areas surrounding Blythe/Mcbean/Goshen/Diamond Lakes, proximity to Savannah river pkwy..

Waynesboro-plant vogtle in burke county, Savannah river pkwy,

Edgefield- proximity to I-20/I-520 construction in North Augusta, grew faster than thomson-mcduffie county and Waynesboro burke county from 2000-2008, proximity to SRS

Population
Grovetown 9,000
Thomson 7,000
Waynesboro 6,000
Hephzibah 5,000
Edgefield 5,000

Thomson. That town is growing somewhat, and has the advantage of being a major highway crossroads, with I-20 heading to Atlanta, and the exit to US 78, heading to Athens. That town will grow out in about 20 years and have maybe 12-13,000.

Thomson, definately. Look at the commercial and industrial zones of Thomson compared to the rest of them. Edgefield is definately a very close second.

The population of Grovetown, reported by the State is 6000

Hephzibah, I think will grow the fastest. The other towns don't have as many upper middle class subdvisions being built.

You guys are sleeping on Grovetown. The Lewsiston rd area near I-20 is prime for growth.

Grovetown or Hephzibah. Waynesboro, Edgefield, and Thompson are just too far away from Augusta right now to be suburban. They may grow in their own right, but they are not connected to Augusta by a constant line of development.

yeah hepzibah then grovetown i agree..... I wish they would build a target somewhere on windsor spring maybe across the stree from the cheeckers and that car wash.... is there any development for the hepzibah area there are so many new houses but no retail.... and yeah I mean new retail before you all atart naming the stuff on peachorcard lol

I keep hearing how Target is coming to southside. Hephzibah-Mcbean area or in South richmond near Hephzibah. I think South Augusta, Hephzibah, Blythe, Mcbean, Gracewood, and Burke county would grow faster. If a target would locate there, it would spur development.
