Default month to month rental agency in Austin? Home for sale.

we are selling our house in Austin (westlake hills area) and don't live there. The last tenants just moved out. I'd like to find an agency that helps you find qualified month to month rentors? we need someone who can move out in 30 days should we finally get an offer.

There are no such agencies. If there were, they'd keep first month's rent as commission, then you'd have the hassle of dealing with a tenant instead of a staged/vacant home, then you have to work around the fact that you don't want to give the tenant 30 days notice until your sale clears the option period, so you have to work that out with the buyer, who may just want a standard 30 days close instead of 45 days.

It's just a not good idea to try to save/make money utilizing a temporary tenant in a home for sale, in my opinion. Introducing these elements to your sales effort would probably damage the effort more than the value of the rent received.

That said, I could imagine a "best case scenario" where such an arrangement could work if you found the right "house sitter" on your own, and they had excellent furniture, no pets, and were willing to leave whenever a showing occurred. But it just seems improbable that such a person is out there.

There are companies that will prequalify individuals to live in and stage your home while its on the market. The individuals live in the home on a month to month basis, generally have to have nice furniture but typically pay less in rent then the home would typically rent out.

Also, if its not on the mls you should check out Moderator cut: members with less than 20 posts cannot make recommendations

I agree with Chris. Staging companies kind of do this. I know people who used them. Discounted "renter" is called a "property manager." Mixed results all around. Price of the home dictated sale in all cases.

FWIW- Price low and unload the property. Signed someone who has been there, done that. Prices aren't recovering any time soon.

a house sitter's the best solution but, if you're looking for one to handle a mortgage payment for you it probably won't happen -- best idea is to get it sparkling clean, pre-inspect and handle any possible issues, get an agent, and price it right --
