I was looking at some previous threads, and saw the Austion360 site, i looked at soem houses, where is Cat Hollow?? I saw Avery Ranch, but am not sure where that is either???

I think we are in the same boat, trying to figure this stuff out!!!!! Thanks, i think i read somewhere that, that was a nice area RRW, with GOOD schools.... We are trying to plan our first trip there, to start getting familiar with it....
How far from Austin? Maybe an hour?? Thanks, am still wondering about the "CRITTERS" thread i read.....UGH |

Really??? Wow . . . I'm surprised that long.
I guess if it is that long from RR, then there is no chance I want to live in Georgwtown in the event we would be commuting every day. Does using the toll road help? I hear it is expensive, but what is expensive? |

Cat Hollow is in Round Rock, Williamson County, Texas. It is considered by realtors the Round Rock West area. The zip code for this area is 78681 (there are other nice neighborhoods in this zip code too--Oak Brook, Stone Canyon). The zip code for the Brushy Creek Area is 78717. Brushy Creek is an Austin, TX address. Just down the street, a block, from Cat Hollow. This area is the Northwest corner of Austin. Both areas are great areas to live in. They are located near the following major highways: FM 620 (which provides access to the new 45 toll road), I-35; and now that Avery Ranch Drive has been completed all the way to 183 you can easily access 183. This is the Municipal Utility District for the entire Brushy Creek area. If you live in Cat Hollow, the Meadows of Brushy Creek, the Woods of Brushy Creek, Sendero Springs, or the Highlands of Brushy Creek you will have access to 3 community pools, 8 community parks, 7 hike & bike trails, 3 disk golf courses, and 100s of acres of greenbelts. During the summer there are free movies in the park (every Saturday at Cat Hollow Park) and many different festivals (the 4th of July parade and festival is coming up next). Homes here move fast because this area is very desirable. For instance, the average time a home in the Meadows of Brushy Creek stays on the market is from 1 to 30 days, the same for the Woods of Brushy Creek and Avery Ranch. Parts of Cat Hollow move quickly too, so just be aware that the home you like today may not be on the market 4 weeks from now. |

Since part of this area Brushy Creek/Avery Ranch is an Austin address, the question is what part of Austin are you wanting to know about? Downtown Austin is roughly 15-18 miles. We attend church at Promise Land West, which is in the West Lake area (west of central austin). It took me 30 minutes to drive it this morning. During rush hour traffic it's not much longer to central Austin, unless it's raining. Then, as in most cities, there are wrecks and rubber-neckers who gawk at the wrecks that slow things down a bit. Overall, I don't think the traffic's that big a problem. I spent the last two years working in Houston and I'd much rather drive across Austin during rush hour than Houston.

Maybe an hour in heavy, slow traffic from GT to downtown. But as long as the traffic is moving, it's never taken us that long. The toll road cuts around 35 so it still shaves lots of time off. We take the toll rd. from Hutto, and some days it takes us less than 30 minutes. From Georgetown, even on toll road shouldn't take more than 35-40. I know you're not looking at that area anymore, but just wanted to throw in my 2cents.

I live in Avery Ranch and it takes me a good 40 minutes to commute to UT during rush hour ((I work 8-5, so I'm commuting during "prime" rush hour). I imagine to commute from Georgetown you would have to add at least 15 minutes to that. So I agree - I think the "average" commute during rush hour from Georgetown to downtown would be an hour.
Also, home prices in Avery Ranch has slowed dramatically - I completely disagree with the 1-30 days (for Avery Ranch...Brushy Creek and Cat Hollow may be that). My realtor just did a full market analysis for us this past weekend - the average price per sq. foot that has sold or is under contract for Avery Ranch is roughly 130 dollars per square foot. Our house, only a year old, is priced at 109 dollars per square foot and has been on the market since April 7th. Our neighbor's house, one street over, has been on the market 2 weeks longer than ours and they have their house priced CHEAPER than ours. Houses are not moving in Avery Ranch at all. Both of our houses were built in June 2006 and are in fantastic shape (decluttered using storage, kept immaculate, etc) It's depressing. |
