Some stories from friends:
One friend bought a lot but didnt have any legal access to it from a road making it unusable.
One friend bought a lot that it turns out drained the whole neighborhood. They get a river everytime it rains and had to do a lot of extra landscaping to protect the house.
One friend bought a lot (actually a house for teardown) and then the city of austin put in restrictions limiting the size of the house
A friend of a friend bought a lot on lake austin that was zoned for a boat dock only. He got it rezoned for a house and probably increased the value of the lot by 3X (my Realtor recommended against me buying the lot as it was zoned for a boat dock only)

Pretty sure in Texas you have to provide access to a land locked lot. I know we do to a distant relative that owns 20 acres in the middle of my family's land. I can't imagine it's out of goodwill since my dad bitches about it constantly. If that's not true, I'm sure he'd be happy to find that out.

Tilson is another build on your lot builder. I used them for my home. It's 10 years old now and I love it. I was able to customize one of their plans.
Same crew built the house and you get assigned a Foreman to work with you.
They also have a single closing so no construction mtg -> home mtg.
They were very nice to work with and I have had no problems with the quality of their work.

I'm in the process of building a home on a 1 acre lot that I purchased in Oak Hill. In looking for a builder, I previewed a lot (more than 100) of custom homes in various stages of construction in SW Austin (as listed in the MLS) and found a floorplan and builder I like who was building in Rim Rock.
That builder was also building the same floorplan out in the Colony, so my wife and I were able to go walk through that one, which was closer to completion, and get a good feel for the layout. We're having it built as-is with no changes, except for the elevation and finishout upgrades.
Our builder builds about 50 homes a year in Austin. That's high enough volume for them to get good prices from the sub-contractors, but not so busy that they can't provide personal service. They've built our particular floorplan a number of times in various locations, so they and their subs know the plan very well and won't have any blueprint suprises (which are common with custom plans), which also lets them provide a more competitive price than if we were building our own custom plan.
